PCR2025036 Inpro (Saturn) BSO AmendAMENDED RESOLUTION #P.C. 036-2025 APPROVAL OF A BUILDING SITE AND OPERATION PLAN AMENDMENT FOR INPRO LOCATED IN THE SW'/OF SECTION 16 (S83 W18770 SATURN DRIVE / TAX KEY NO. 2223.008) WHEREAS, A submittal was received for a Building, Site and Operation (BSO) Plan amendment for Inpro located in the SW '/ of Section 16 (S83 W18770 Saturn Drive / Tax Key No. 2223.008), and WHEREAS, The petitioner is proposing expanding and paving both sides of the existing parking area along the entrance from Saturn Drive and then expanding and paving the parking area to the north of the entrance from Mercury Drive, and WHEREAS, This proposal will add 35 parking stalls that will be 9' x 20' in size with a 24' drive aisle meeting the requirements of the Code, and WHEREAS, Parking lots in the industrial park must be located at least three feet from an adjacent property and no closer than 10 feet from a street -side property line and the parking area is located 10.15 feet from the property line along Mercury Drive and 18.38 feet from Saturn Drive, and WHEREAS, A concrete curb and gutter is required for all new or replaced non-residential parking areas when the parking areas are new or being replaced based on Plan Commission policy and past projects, and WHEREAS, The petitioner is seeking a waiver to the concrete curb and gutter policy and have stated that they wish to not include curbing to match the remainder of the site and rather than the curb, they are willing to add parking stops where needed, and WHEREAS, The General Design Guide and the Zoning Code looks to break up longer lengths of parking stalls with landscaped islands/peninsulas, and WHEREAS, There is significant landscaping existing along the west edge of the southern parking area that should remain, or be replaced in kind if it needs to be disturbed, and WHEREAS, There are no building additions or modifications proposed. THEREFORE BE IT RESOLVED, That the Plan Commission approves a Building, Site and Operation Plan amendment for Inpro located in the NE '/ of Section 17 (W188 S8232 Mercury Drive / Tax Key No. 2221.020.001). BE IT FURTHER RESOLVED, A Zoning Permit will need to be submitted to formally permit the site improvements. BE IT FURTHER RESOLVED, All parking stalls must be at least 9' x 20' in size with a 24' drive aisle. BE IT FURTHER RESOLVED, That seRGFetesarh and gutter be added to the areas of aRy narking lot and drove aisles that w 11 ha„e ., , and/or replaced pavement the exterior edge of any new parking stalls must include a parking curb fastened to the paving surface.. BE IT FURTHER RESOLVED, The existing landscaping that exists along the west edge of the southern parking area needs to remain or be replaced in kind if it needs to be disturbed. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspects of this plan shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
