APPROVAL OF A BUILDING SITE AND OPERATION PLAN AMENDMENT
FOR INPRO LOCATED IN THE NE'/OF SECTION 17 AND NW'/OF SECTION 16
(S80 W18766 APOLLO DRIVE / TAX KEY NO. 2221.019.002)
WHEREAS, A submittal was received for a Building, Site and Operation (BSO) Plan amendment
for Inpro located in the NE '/4 of Section 17 & NW '/4 of Section 16 (S80 W18766 Apollo Drive /
Tax Key No. 2221.019.002), and
WHEREAS, The petitioner is proposing expanding the parking area on the northeast portion of
the site, closer to Apollo Drive, via a small drive aisle where 26 additional parking stalls will be
located, and
WHEREAS, Three spaces parallel to the drive aisle will be eliminated to allow for proper access
to the new parking area, and
WHEREAS, The lot currently has parking areas along Gemini Drive and in the middle of the site
and the proposal will add 26 stalls in the back of the property closer to Apollo Drive, and
WHEREAS, The parking stalls are noted as being 9' x 20' in size with a 24' drive aisle meeting
the requirements of the Code, and
WHEREAS, Parking lots in the industrial park must be located at least three feet from an adjacent
property and no closer than 10 feet from a street -side property line and the parking area is
located 21.26 feet from the nearest point to property lines, and
WHEREAS, A concrete curb and gutter is typically required for all new or replaced non-residential
parking areas when the parking areas are new or being replaced based on Plan Commission
policy and past projects, and
WHEREAS, The petitioner is seeking a waiver to the concrete curb and gutter policy and have
stated that they wish to not include curbing to match the remainder of the site and rather than the
curb, they are willing to add parking stops where needed, and
WHEREAS, With 13 stalls on each side there should be a curbed landscaped island on either
side based on the General Design Guide that applies to the entire City that all parking lot islands
should occur for every grouping of 10 parking stalls, and
WHEREAS, Since there are 13 parking stalls and the trees that are being impacted are being
replaced with new trees, staff does not see any reason to add landscaping islands to the parking
area, and
WHEREAS, Along with the parking lot changes, the petitioner is requesting approval to relocate
an existing shed to a location further from the street and parking area, and
WHEREAS, All offsets and setbacks would exceed the minimum code requirements, and
WHEREAS, There are no building additions or modifications proposed.
THEREFORE BE IT RESOLVED, That the Plan Commission approves a Building, Site and
Operation Plan amendment for Inpro located in the NE % of Section 17 and NW '/4 of Section 16
(S80 W18766 Apollo Drive / Tax Key No. 2221.019.002).
BE IT FURTHER RESOLVED, A Zoning Permit will need to be submitted to formally permit the
site improvements and a building permit for the shed relocation.
BE IT FURTHER RESOLVED, All parking stalls must be at least 9' x 20' in size with a 24' drive
aisle.

the paving surface.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspects of this plan shall be maintained in perpetuity unless otherwise
authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this
resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or
both.
