Planner Trzebiatowski provided an overview of the project. The in-law suite cannot be greater than 800 square feet, has its own kitchen, bath, den and bedroom that cannot be rented or leased and also has a non - lockable door to the remainder of the house and a separate door to the outside. Lastly, the occupants of the in-law suite must be related through blood, marriage or adoption to the host family. This is for an addition to an existing house. DISCUSSION PC 001-2025 is consistent with As mentioned above, the petitioner is requesting BSO and CUG approval to move a new business into an existing multi -tenant building in the industrial park. The business will operate as an antique and modern automotive assembly and repair shop specializing in the restoration and assembly of vintage high -end automobiles. The petitioner is not proposing any sales of vehicles from this location. The proposed business will be located in an existing building that currently houses several other businesses. There is no site or building changes or improvements proposed with the new business moving in. The front portion of the unit will be an office and waiting room while the rear portion of the unit will be where the full -service garage with general repair and restoration work capabilities will be located. For the most part customers will only be on -site during drop-off and pick up of the vehicles. The petitioner and business partner are the only two employees at this point with the possibility of adding a single employee. Parking will be limited to two spaces behind the building for employees and customers will use the shared parking in front of the building. BB Motors LLC will operate as an antique and modern automotive assembly and repair shop specializing in the restoration and assembly of vintage high end automobiles. The unit, located at S83W18390 Saturn Drive, is made up of two main parts. The rear of the unit acts as a full service garage capable of general repair and restoration work. The front of the unit will serve as an office and customer waiting room. The waiting room and office are separated from the shop by two sets of doors that are labelled for authorized personnel only. The business expects daily customer traffic to be low varying from 0 to no more than 5 customers per day. Restoration and repair work on customers' cars will range in duration depending on the job. As such, it is unlikely for customers to spend much time at the shop aside from when dropping off or picking up their vehicles. Customers' vehicles will be parked in the garage of S83W18390 Saturn Drive. There are three designated parking spaces directly in front of the unit for patrons of BB Motors LLC, and the rest of the parking lot is shared with other businesses in the building. Both business owners will park in the front of the building. The unit has an area for storage behind it, capable of storing up to four vehicles. We do not expect to store more than one vehicle back there at a time. Two business owners, Jon Blessing and Parker Berendt will run day to day operations including opening and closing the shop, performing repairs and assembly work on customers vehicles, and general office practices. In time, one additional employee may be added to help as intake of work increases. Loading requirements will be kept at a minimum as no large deliveries will take place at the unit. Vehicles that are required to be flat bedded to the location will arrive via the rear overhead door. No customer vehicles will be stored outside. Only licensed and insured members of the business will move customer vehicles in and out of the facility. Customers will be separated from the rear overhead door and will not partake in any loading or unloading operations. Water and sewer use is limited to one active hose in the unit that will occasionally be used to provide water to wash customer vehicles and car parts. The bathroom includes one toilet as well as the only sink in the unit for both customer and employee use. N T" There are no proposed alterations to the exterior of the building at this time. Signage is limited to a single logo on the front door of the business, keeping with the clean and classic style of the other units in the building. In the waiting room of the unit there will be a modern, energy efficient neon sign that will be on during operating hours of the unit. Potential nuisances are kept to a minimum in regards to the operations of BB Motors LLC. As a repair and restoration shop of the highest standard, use of hand tools is common in place of power tools. This practice enables us to reuse and save as many original components of the vehicles we work on as possible, while also keeping volume down. The use of energy efficient automotive lifts will also keep energy consumption down while minimizing volume bleed into any neighboring units. Temporary sound deadening will be put in place when air tools are used to minimize noise from the air compressor, keeping noise output low for neighboring businesses.
