PCR2025002 BioSource BSO AmendRESOLUTION #P.C. 002-2025 APPROVAL OF AN AMENDED BUILDING, SITE, AND OPERATION PLAN FOR BIOSOURCE CULTURES LOCATED IN THE NE'/4 OF SECTION 2 (S66 W14328 JANESVILLE ROAD / TAX KEY NO. 2165.978) WHEREAS, A submittal was received for approval of a Building, Site, and Operation Plan amendment to install fencing to screen a recently installed generator located at S66 W14328 Janesville Road (Tax Key No. 2165.978), and WHEREAS, The property is currently zoned B-3 General Business District and the current use is consistent with the Code, and WHEREAS, The 2020 Comprehensive Plan shows this property for commercial uses and the proposal is consistent with the plan, and WHEREAS, The generator is approximately 9 feet tall and is located within a small enclave on the western side of the building and extends out past the edge of the building, and WHEREAS, A second mechanical unit is located behind the larger unit, and WHEREAS, The fence will be a 10-foot tall cedar privacy fence that extends from the building towards the west 13 feet and then north approximately 32 feet past the generators where the fence will then turn back east with a gate made of the same materials, and WHEREAS, The fence will be stained in spring to match the color of the building. THEREFORE BE IT RESOLVED, That the Plan Commission does hereby approve of a Building, Site and Operation Plan amendment for BioSource Cultures LLC. located at S66 W14328 Janesville Road / Tax Key No. 2165.978. BE IT FURTHER RESOLVED, That the fence must fully screen the generators from surrounding views. BE IT FURTHER RESOLVED, That the fence must be stained/painted to match the color of the building. BE IT FURTHER RESOLVED, The petitioner must apply for all applicable after -the -fact permits for the generator itself so that the units can be inspected to ensure the generator is installed to code. BE IT FURTHER RESOLVED, All future ground, wall or roof -mounted mechanical units will need permits and must include appropriate screening approved by the Planning Division prior to installation. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspects of this plan shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
