PC MIN 02-15-2000 PH BURKE CAR WASH CITY OF MUSKEGO PLAN COMMISSION PUBLIC HEARING MINUTES Tuesday, February 15, 2000 MINUTES OF PUBLIC HEARING HELD FEBRUARY 15, 2000, 6:55 p.m. Upon the petition of Burke Properties, Inc. for a Conditional Use in accordance with Section 6.03 of the City of Muskego Zoning Ordinance for the purpose of operating a car wash on a property located in the NE 1/4 of Section 25 (Tax Key No. 2257.978.003). Present were: Mayor De Angelis, Alderman Salentine, Commissioners, Gummer, Smith, Brodel, Schaumberg, Hulbert, Plan Director Turk, and Recording Secretary Asti. Secretary reported that the Public Hearing was properly noticed in accordance with the Open Meeting Law. Mayor De Angelis declared the Hearing open at 6:57 p.m. Plan Director Turk stated that petitioner requests a Business Site and Operations Plan and Conditional Use approval to add a car wash to the approved building site. Parcel is zoned B-4 Highway Business District which allows for a car wash facility by Conditional Use. Petitioner received Business Site and Operation and Conditional Use approval in September 1999, for a gas service station and convenience store by Amended Resolution #P.C. 100-99. Plan Commission approved plans with this type of facility to be added in the future. Mayor De Angelis asked the petitioner if he wished to speak on this matter. Mr. Bill Pucillo, Burke Properties, stated that previously not all questions could be answered regarding the optional car wash present, so petitioner removed this item from original submittal. Mr. Pucillo introduced two representatives, Mr. David Ausloos and Mr. Randy Warren, that could answer questions related to the proposed car wash. Mr. David Ausloos, representative from PDQ (car wash manufacturing company), stated that a similar facility has been constructed in Madison and no complaints have been received from surrounding neighbors. Commissioner Hulbert would like verification from the Plan Department and elected official of the Plan Commission of the City of Madison that they have not received negative reports from surrounding neighbors regarding the car wash facility. Mr. Randy Warren explained that this facility would be an automatic touchless operation. The entrance and exit doors will be closed during the entire cycle. Dryer is located twenty feet prior to the exist door. Mr. Warren stated that an ID sign would accompany monument sign. Mayor De Angelis asked for members in the audience to address the Commission with their input of concerns, questions, comments, etc. There were none. 02-15-00 PC Public Hearing for Burke Properties Car Wash Page 2 Mayor De Angelis stated this matter would be heard through a resolution under New Business later this evening.
