PLAN COMMISSIIN PUBLIC HEARING
MINUTES OF PUBLIC HEARING HELD MAY 19, 1998, 6:55 P.M.
Conditional Use in accordance with Section 6.03 of the Muskego Zoning Ordinance for
the purpose of a sales and service establishment for automobiles, more specifically a
150 car, used car dealership.
Upon the petition of Robert Anton for a Conditional Use for the purpose of a sales and
service establishment for automobiles, more specifically a 150 used car dealership.
Present were Mayor De Angelis, Alderman Salentine, Commissioner’s Gummer, Smith,
Schaumberg, Hulbert and Planning Director Sadowski.
Secretary reported that the Public Hearing was properly noticed in accordance with the
Open Meetings Law.
Mayor De Angelis declared the Hearing open at 7:24 P.M., and explained the petition.
Director Sadowski stated that petitioner’s proposed building meets design standards of
the City. Petitioner met with Staff and discussed comments and has addressed all
concerns that were expressed. Director Sadowski gave a brief description of the
original plan that was submitted and showed the revised plans that were submitted on
May 19, 1998. The revised plans have moved the retention pond and have also moved
the facility to the south of the parcel. Dual light fixtures will be used so the high
pressure sodium lights will turn on for the after business hours in order to
accommodate surrounding neighbors; metal halide fixtures will shut off.
Mayor De Angelis asked the petitioner if they wished to speak on this matter. The
petitioner had no comments.
Mayor De Angelis read a letter from Mr. Ron Daliege opposing this car dealership and
also read a petition that was signed by fourteen residents opposing same.
At this time, Mayor De Angelis asked for members in the audience to address the
Commission with their input of concerns, questions, comments, etc.
Mr. Jim Ross, Hillendale Drive, stated that before building his home, he checked the
zoning in this area and was comfortable with the permitted uses of the B-2 zoning
district. Mr. Ross opposing the B-3 zoning and opposes the car dealership being built
in this location.
Mr. Dave Simon, Hillendale Drive, moved into his home two months ago and is
opposed to the car dealership stating that there would be an increase in traffic along
with losing privacy due to the lighting of the parking lot.
Mr. Mike Raboine, current property owner, stated that previous concerns heard are
warranted however, Mr. Raboine feels that any business would have concerns with
lighting and traffic. Mr. Raboine stated that he feels the car dealership would increase

the tax for the City and is very comfortable with Mr. Anton’s business being placed in
this area.
Alderman Kathy Chiaverotti addressed Commission stating the she spoke with three
residents living behind the property and none of them expressed problems with the car
dealership being constructed.
Mr. Richard Knutson addressed Commission opposing the car dealership stating that
this is the gateway to the City and the worst possible place to put a car lot. Several
issues of concern are that sewer has not been approved; this may have a strong
impact on the ball field; Commission should consider the petition signed by fourteen
residents, and the added congestion this dealership would cause. Mr. Knutson had
objections with the zoning being changed to accommodate Mr. Anton’s needs.
Mr. Bob Stack addressed the Commission expressing that Mr. Anton’s present
business is a well-run operation and the area is kept clean and neat and feels that the
new dealership will be an asset to the City.
Mayor De Angelis asked if anyone else in the audience had any comments. There
were none. Mayor De Angelis stated that this matter would be heard through a
resolution under Old Business later this evening. There being no further questions or
comments, the Public Hearing was adjourned at 7:53 P.M.
