MINUTES OF SPECIAL MEETING HELD MARCH 16, 1995
The meeting was called to order at 6:OO P.M. by Mayor De
Angelis. Also present were Aldermen Patterson, D'Acquisto,
Misko, Sanders, Taube, and Woodard and City Clerk Marenda.
Alderman Dumke was absent.
Clerk reported that the meeting was noticed in accordance with
the Open Meeting Law on Wednesday, 3/8.
NEW BUSINESS
Karen Delamore real estate specialist for the United States
Postal Service stated they are looking at getting an enlarged
facility in the City of Muskego. They have three
alternatives: 1) expansion in existing building; 2) utilizing
an existing building; or 3) new construction. She submitted a
letter dated March 16, 1995 identifying the preferred location
Of the proposed facility as being within the following area.
North:Janesville Road-South:Woods Road-East:Baylane and
West:Woods Road. The facility's useable area should be 6,500
square feet. A one to one and a half acre site would be
required for the operation excluding set backs, easements,
etc. 80% of the building is actually light industrial with 20%
retail space. The plan that is the most economically feasible
will be the choice of the postal service.
First, solicitations will be put out and possibly advertising
and a press release looking for sites for postal use. The time
completing the first phase of looking at sites and existing
frame depends on how smoothly it goes. Probably looking at
buildings within three months. Another six months having all
of the surveys and environmental studies done. If looking at
existing building, it will be a year round process. If new
construction, probably a start date of next spring.
This will be a leased facility and award is based on rental
rate for a 20 year lease and four five-year options. On land
we would work with an assignable offer to purchase. We would
do the design and it would be a build-to-suit project.

unloading and for postal trucks and carrier parking. More
emphasis is placed on these needs than on the retail site.
She stated Mr. Robert Sorenson will be the architect and
project manager.
