MINUTES OF PLAN COMMISSION MEETING HELD ON August 16, 1988
Mayor Wayne Salentine called the meeting to order at 7:OO P.M.
PRESENT: Chairman Wayne Salentine, Edward Raimann, Alderman
Mitchel Penovich, Darl Honl, Jack Schmidt and Zoning Officer
Gerald Lee.
ABSENT Dottie Rector, Jerald Hulbert
MINUTES Mr. Honl moved to approve the minutes of August 2,
1988. Alderman Penovich seconded. Alderman Penovich added
verbage to discussion of retention pond easement for DeBack.
Upon a voice vote the motion carried unanimously.
NEW BUSINESS:
CERTIFIED SURVEY MAP The recording secretary read
Resolution #P.C. 146-88. ADDrOVal of Certified Survev MaD - H h J
Baumgart, Town of Waterforh: Mr. Raimann moved for adopkion.
Mr. Schmidt seconded. Upon a roll call vote the motion to adopt 0 carried unanimously.
REZONING PROPERTY LOCATED AT W195 S7130 HILLENDALE The
Common Council to Rezone Property Located at W195 S7130
recording secretary read Resolution #P.C. 147.88, Approval to
Hillendale from RS3/0ED to RS3/0D. Mr. Schmidt moved for
adoption. Mr. Raimann seconded. Zoning Officer Lee stated that
the sewer bill was initially charged for a duplex and the owner
complained that it should be for a single family sewer usage as a
relative was living in the other unit. It was mentioned that it
is RS3 and OD zoning should have twice the area. Originally it
was constructed as a non-conforming duplex. The units have

Resolution flP.C.148-88 Recommending Approval to Common Council -
SW 1/4 Section 12. Alderman Penovich moved for adoption. Mr.
Raimann seconded. Zoning Officer Lee said that the sewer was in

would have to be declared by the City. There was some discussion
about the aeration pond and plant being hard to develop. There
are two high class developments nearby -- Lake Lore and Lake
Brittany, The Zoning Officer said of the 17 acres there was a
maximum of 6 lots if it were restored because they are fragmented
areas it would be hard to develop. The Mayor stated that the
pond has been filled in somewhat and the quarry originally had a
$5,000 bond for restoration. It is an on-going problem with the
Police Department with kids fishing, swimming, drinking, etc.
The Finance Committee has been approached by a buyer. Wednesday
the Finance Committee will will take it up for review. The
buy it and come back here, it would be worthwhile to get it back quarry gives it value. Mr. Honl stated that if someone wants to

ARCHITECTURAL APPROVAL The recording secretary read
Resolution #P.C. 149-88 - Architectural Approval 2nd Structure
Richard T. Henneberry - W192 S9555 Racine- Avenue. Mr. Honl moved
for adoption. Mr. Schmidt seconded. It was stated that there
was 14.7 acres involved and it is a new home with a barn off to
on side. Mr. Schmidt asked the owner, Mr. Henneberry, if it was 0 going to be for private use? The owner responded, yes. Upon a
roll call vote the resolution to adopt carried unanimously.
MISCELLANEOUS BUSINESS:
MEADOW GREEN WEST The Zoning Officer stated that the
back to Waukesha County Park and Planning and they have approved
final plat and the revised preliminary are the same. They went
the revised plan. The extension of Canfield Drive will be
addressed at a later phase of development. Mr. Honl asked if the
road goes through, would those two lots in question be
buildable? The Zoning Officer said the road shown on the
original sketch would apply. Alderman Penovich talked about
Waukesha County and getting Molter's interpretation in writing.
The Zoning Officer read a letter from Molter referring to
Wisconsin Statute 236.12(2)b and their objection. Alderman
Penovich stated that Waukesha County should not erode the City's
power over this. They will submit the final in sketch form and
the revised preliminary plat would be in its second phase. The
Mayor stated that the issue is still out there. The Police Chief
wants the road to go through.
CONDITIONAL USE L & M Auto Mike Laack wants to double
the size of his business and has uetitioned for a uublic hearing
0 before the Planning Commission on'September 6, 1988.

Discussion followed regarding Tess Corners Park and
water drainage in that area.
ADJOURNMENT: Mr. Raimann moved to adjourn at 7:50 p.m. Mr. Honl
seconded and the motion carried.
