PCM19860318a CITY OF MUSKEGO PLAN COMMISSION MINUTES OF PLAN COMMISSION MEETING HELD ON March 18,1986 Mayor Wayne Salentine called the meeting to order at 7 00 P.M. PRESENT: Chairman Wayne Salentine, Edward Raimann, Richard Arrowood. Alderman Daniel Hilt, Dr. Peter Parthum, Jack Schmidt, and Zoning Officer Gerald Lee. ABSENT: Secretary Les Constantineau MINUTES: Alderman Daniel Hilt moved to adopt the minutes for the March 4, 1986 meeting. Richard Arrowood seconded. Motion carried. Corrrected* OLD BUSINESS: MUSKEGO MARINE/DUANE LANGFELDT The Recording Secretary read Resolution #P.C. 20-86. Approval of Rezoning from RS-2 OHS to B-2. Deferred from meetinn of March 4, 1986. Zoning Officer Lee led the discussion explaining that the Country Squire and United Auto Body should be included in a rezoning extending to Lannon Drive. B-2 zoning is already on the corner of Lannon and Janesville. 8-2 zoning would be more realistic for the area. in building on his property. STEFANIAK The Recording Secretary read Resolution #P.C. 25-86, Approval of Garage. Dr. Parthum moved for adoption. Mr. Raimann seconded. Upon a roll vote the motion to adopt carried unanimously. DURHAMSWOOD SUBDIVISION/ROBERT KLENZ The Recording Secretary read Resolution #P.C. 26 - 86 , Approval of Preliminary Plat. Alderman Hilt moved for adoption. Mr. Arrowood Map shows a parkway going through the proposed subdivision, seconded. Zoning Officer Lee explained that the Highway Width however, no land was reserved for that Freedom Acres collector of the builder was to maintain a 60 foot road from Freedom Acres road. Stanley Potrykus informed the Commission that the intent to Woods Road to eliminate providing a heavily traveled area. Mr. Raimann did not approve of the layout of the subdivision because of the number of lots fronting on to Woods Road and the amount of traffic that would be created. In addition should any development occur on the northeast corner of Woods and Durham there would be many more lots fronting on to Woods Road. Mr. 0 Klenz said that the precedent had already been set as there are many lots fronting all along Woods Road and that this proposed a Page 2 March 18. 1986 Plan Commission subdivision is a quality development, Dr. Parthum concurred with Mr. Raimann that should the same pattern of use be allowed on the other three corners that this would create a situation that would be less than ideal. Mr. Arrowood did not favor the rear views to properties being visible from the street because they aren't always landscaped to the road and many types of storage are visible such as seen in the Marlan Meadows subdivision. Dr. RESOLVED, That the portion of the parkway off the Moreland Road Parthum moved to amend the resolution to read,* "BE IT FURTHER subdivision be removed from the City Highway Width Map. Dan Christianson, a representative €or Egg Products stated that the remodeling was to be done to reorient the front door. No additional parking is necessary due to existing parking being sufficient for this new use. Upon a roll vote the motion to I, adopt carried unanimously. BAY POINT SUBDIVISION/VERBURGT The Recording Secretary read Resolution f1P.C. 28-86. Approval of Revised Sketch. Mr. Arrowood moved for adoption. Mr.. Raimann seconded. Mr. Arrowood moved to amend the resolution to read, this approval is subject to resolving the road access to the A1 Cozington property and the David Ladwig triangle as discussed by the Plan Commission.
