RE: Neighborhood Street Plan - Meinerz Property
Dear Mayor and Plan Comissioners:
The two important aspects of this study as indicated on the prepared map
are (a) a collector street be developed to link Woods and Durham Roads, and
(b) that provision be made to extend Dorothy Drive to the proposed collector
street. The Meinerz propert can be developed according to plan A. which
would make%econd connection 4 he collector street in the future. This plan
ment access to a future street to the property on the East. The future ex-
has two important features, itmuld provide good circulation and give develop-
immedate possibility of development of the Meinerz property and becomes self-
tension of that street might provide problem. However, plan B. provides the
contained by the use of a cul-de-sac, without concerns for future extension
and the dedicatim of half streets.
sac with the condition that they make provision for the extension%orothy Dr.
It is recommended that the owners follow the plan B. approach with a cul-de-
some 330 feet from its termination South to the southern edge of the Meinerz
property. Future development beyond this point should be conditioned on the
further extension of Dorothy Dr. to the proposed collector street planned for
future development.

RE: Development Sketch - Wildflower Estates
Dear Mayor and Plan Commissioners:
The proposed development appears to conform to the r'equirements of the
hskego subdivision and zoning ordinances. The road proposal appears
ment immediately to the north of this property. The lot sizes conform with
to make future linkage with the major road proposal of the Planned Develop-
the zoning requirements; however, Lot 1, should be designed so as to be more
rectangular in form, widening, the rear part of the lot somewhat.
The.30-foot side setback is appropriate along Racine Avenue, provided that this
conforms to the zoning off-set requirements.
Both the final plat and the deeds for lots 1 and 15 should state that no
business activity is permitted on these lots because the character and in-
tent of this subdivision is residential and is particularly single family
in nature.
If the suggestions made here are met and the assumptiomimplied conform to
the ordinances and plans of the City of Pkskego, the recommendation is that
this sketch be approved.
