Arrowood, Walter Spann and Laura Kilb (arrived at 8:32 P.F.)
PRESENT: Chairman Jerome Gottfried, Ald. Wayne Salentine, Dick
Planning Consultant Joseph Mangiamele and Zoning Officer Gerald
Lee were also present.
ABSENT: Secretary Ed Raimann and Fred Lavey.
MINUTES: The minutes of the previous meeting of July 17, 1979
were approved as mailed.

eration of this plat in relation to the park in the area. They
will present a report to the Plan Commission.

Ald. Salentine moved for adoption. Mr. Arrowood seconded the
motion, and upon a roll call vote the motion carried unanimously.
#P. C. 114 19 - , Approval of Guidelines for Sign Auoroval. Mr. SIGN GUIDELINES - The Recording Secretary read Resolution

that they were in agreement with the guidelines, except for the
statement "and these signs shall be illuminated only during the
hours the establishment is open for business".
Planning Consultant Mangiamele indicated that if that were
a problem a condition could be included in the resolution approving
a particular sign and in that way it could be enforced.

that although it does not conform to the setback requirements of

discuss the proposed project lists for the Tax'.Increment Districts,
and also recommended the establishment of a 7th district which
would include the Civic Center Site-plus some land in the Indus-

The question of 100-year flood level and the requirement of drainage
and possible fill to make these lots buildable requires some sketches
or plans to show how these requirements are to be met and as to whether
or not houses can be placed on the resulting lots. The manner in which
the lots are to be filled requires some consideration.
Therefore, the plan commission will require more information before
further considering this land division.

CONSULTANT'S REPORT
TO : City of fiskego Plan Commission
FROM: J.F. Mangiarnele, city planning consultant
SUBJECT: Land division - Froelich P.C. #104-57
The purpose of requiring a sketch for a proposed land division iscdetermine
whether or not all the planning objectives are being considered. One of
the City Planning Commission's policies has been to require that land
division provide road access to internal roads. When this is not possible,
the Plan Commission has reluctantly approved other solutions.
The proposed land division shows a possibility of 7 lots.
One of thcselots has taken an undesirable shape with an
elongated access strip. As this land divPBion is part of
the Froelich land and the proposed concept being presented
by Mr. A1 Fons, it is approripate that the rosd system be
treated as one system andfa an isolated parcel.
It is therefore recommended,.concept for a land division
be integrated with the proposed Fons development from the
standpoint of an internal street system.
