As sewers are not available for this proposed subdivision and
in terms of providing on-site sanitation; therefore, the proposed final
plat could not be implemented with the lot sizes as proposed. As the
preliminary plat was approved subject to the lot sizes indicated and as
these lot sizes were predicated on the availability of sewers, it is
recommended that the Final Plat be denied as sewers are not available.

CONSULTANT'S REWRT
Memo -
TO : City of hskego City Plan Commission
PROM: J.P. Mangiamele, City Planning Consultant
SUBJECT: Sketch of proposed subdivision -- Lake Denoon East
A preliminary reviev of the proposed sketch poinolup the
ineffectiveness of the public lake access as shown--if this is a boat
access, there is no provision for parking or temporary storage of boat
trailers. The general, thinking in bskego appears to be that public
accomplishes a visual and lakeside accessibility.
0 access to lakes is best acheived withinapublic park setting and therefore
The developer needs to cope with the problem of providing a
public road either completely on the property to be developed or through
a negotiated agreement with property owners effected. If the existing
tavern is to remain as a tavern the means for making it compatible to
the proposed residential development also needs to be addressed. Access
to existing buildings, their location either near a proposed public road
or to the lake itself need to be reviewed in terms of general upgrading
of the whole local environment. Public drainage and appropriate sewer
order to provide the best system for the area under present policies of
easements must also be considered with the particular agency involved in
the City of hskego.
