Legal Lot Status - Willard E. Anderson
November 7, 1978
The Zoning Officer and the City Planner concur in the decision to recommend
as the total areaof both lots is insufficient to divide up into two standard
denial for a re-divison o€ land at the corner of Lannon Drive and South Lane,
lots. The corner lot would also require an additional 10: width--this con-
existing house would also have to be answered. However, as the redivision
tributes further to the deficiency. The question of garage access to the
of these two lots would result in approving development on a substandard
lot, it is recommended that legal lots status €or the redivision be denied.

Land Division and Rezoning Request - David Cunningham
Rezoning to residential was initated by the developer and is apparently
appear not to be in favor of any commercial development at this time, given
based on a decision to develop that land at this time. Market conditions
opment both in hskego and in nearby comnities. To maintain commercial
the limited consumer base and the competition of existing commerical devel-
zoning at this location would tend to keep this area undevelopment or cause
the development of marginal commercial which is likely to be troublesome
is not likely to be profitable at this time and would therefore be an un-
from the type of occupancy and frequent changes in occupancy. The project
timely development. Therefore from a planning standpoint, this proposal
does not appear objectionable.
From a residential layout point of view, it would be recommended that all
development proposal, the collector street should be linked to the proposed
lots have access to internal streets--and as this is part of a larger planned
parkway for future circulation. Two access points are available within a
1000' frontage on Cty "Y". However, this access point may be too close to
it may be desirable to link to "Y" through the parkway access.rather than
the intersection and as it serves a relatively few number of dwelling units,
would require the development of the parkway, so that if this small develop-
by direct: ~ connection to "Y". Under present circumstances however, this
ment were to be permitted, access to "Y" at the proposed point seems the
only other alternative.
