The severe topography of the area is indicated in relation to both roads and
lots. Engineering, construction and building site problems not only contrib-
ute to . the unfeasihility of development of this property, but the proximity
of building sites to the wetland flood plain might be considered detrimental to

the environment (outlot 1). The future ownership of outlot 1 is not indicated
Because of these general conditions, the development of this land does not
appear appropriate and a straight subdivision layout contributes to the un-
desirability of the development. Because of the character of the lsnd, a
planned unit development approach would appear to be more suitable; however,
the conditions indicated lead the planning consultant to strongly recommend
disapproval of the proposed plat.
The City Planning Consultant further makes note of a requirenent of the City's
subdivision ordinance: Land Suitability (2.6) page 5; "KO land shall be sub-
divided which is held unsuitable for a proposed use by the City Tlan Cowmission
for reason of flooding, inadequate drainage, soil or rock formations with severe
limitations for development, severe erosion potential, dnfavorable topography,
inadequate water supply or sewage disposal capabilities, or any other feature
likely to be harmful to health, safety, or \<elfare of the future residents Of
the proposed subdivision or of the city".

availabity of sewers is still to be determined, therefore, the development
property, on-site disposal system is not considered feasible and future
