However, the board feels that it would need addi- tional land above and beyond the Mettesheim property i.n order to develop the type of park originally designated for this area, because the area proposed is not large enough to accommodate the items noted in the park board's report. The board also felt that a playground with parking would be best suited in a small portion east of the drainage ditch and so noted it on the plan. Mayor Cottfried ob- tained the opinion from City Attorney Buckley that this use was permitted in a 8-4 district. Mr. Schober advised thi.s was brought before the commission because of their interest in Park- land Mall and to get any ideas on possible pitfalls on this type of operation. He stated it would be J recreational facility for the people of the City and would not be large enough to draw from the entire region. I-le stated that if no action was necessary by the Plan Commission, he would present a plan to the building inspector to remodel the present cinema area to the roller skating rink. Mangiamele, City Planning Consultant SUBJECT: Nettesheim Farm PUD (PLANNED UNIT DEVELOPMENT1 ?. June 20, 1978 The sketch as submitted indicates the total development of some 136'acres of land adjacent to Lake Denoon. If this land were subdivided strictly on a RS-2 basis, at 20,000 sq. ft. per lot, approximately 202 of the land would be used for roads--thus allowing only a maximum of 236 lots or less; or 236 dwelling units. The proposed sketch shows 294 dwelling units -- 252 more than permitted under a straight subdivis- on. Thirty some acres appear to be unbuildable--therefore only 176 to 180 dwelling enits would be permitted under a subdivision approach. The dedication of some 30 acres of unbuildable land would therefore be expected under a normal subdivision procedure. The straight subdivsion approach with a PUD dens- in any case.
