Discussion followed regarding the park si.ze and access,
density, lot size and layout and the 30' planting screen. Mr.
Kuckkahn, planner, requested that the Plan Commission waive the
requirement of the 30' planting screen as a compromise for larger
lots on the lake.
The following guidelines were presented to the developer:
(1) The plan should include a minimum of three acres dedicated
the City for park purposes, to be reached by a walk-in access f
the subdivision. (2) An additional 30' for a planting screen,
in addition to the norma.1 lot size, along Highway 24 must be
included. (3) Densitv shall be a maximum of 61 lots. (4) Lot
should be based on the RS-3 zoning (15,000 sq,. ft. minimum),
ignoring the overlay which permits 10,000 sq. ft. lots on the 1
up a lake lot or two to have a swimming beach for the use of all
the people in the subdivision, which would have to be maintained
by an association.
