PLAN COMMISSION
MINUTES OF MEETING HELD JANUARY 17, 1978
CITY HALL
Mayor Gottfried called the meeting to order at 8:07 P.M.
- PRESENT: Chairman Jerome Gottfried, Secretary Edward Raimann,
Richard Arrowood, Laura Kilb and Wayne Salentine. Planning Con-
sultant Joseph Mangiamele and Zoning Officer Gerald Lee were also
present.
ABSENT: Ald. Ed Dumke and Fred Lavey
MINUTES: The minutes of the previous meeting of ,January 3, 1978
were approved as mailed.
- PERSONAL APPEARANCE:
RICHARD L. MACE - Mr. Mace, Assistant Planning Director of
the Waukesha County Park E, Planning Commission, appeared before
the Commission to discuss the recent amendments to the Established
Street and Highway Width Map, and to explain why those amendements
were made. He indicated that using a rural cross section with a
wider right-of-way is much cheaper than the urban cross section
with curb and gutter and a narrower right-of-way.
Mr. Mace stated that Moorland Road extended was shown on the
map, but that the exact location had not yet been determined. He
recommended that the City of Muskego, the City of New Berlin and
the County Highway Department meet to discuss the future of this
road.
He also stated that Mr. Demshar and the State Hi,ghway Department
should be advised of any proposed developments in the area of a
proposed road.
NEW BUSINESS:
ROGER KASTELLO - The Recording Secretary read Resolution
#P. C. 7-78. Approval of Certified Survey Map, Roger Kastello.
Mr. Salentine moved for adoption. Mr. Raimann seconded the motion.
Mr. Kastello requested a temporary access off of Gold Drive
until the dedicated road is built.
The Recording Secretary read correspondence from Ruekert E
Mielke, Inc. dated January 16, 1978, which questioned the location
of the proposed road. Mr. Salentine moved to amend the resolution
by deleting "access to this parcel be from the 30' road dedication"
a roll call vote, the motion to amend Resolution #P. C. 7-78 carried
in the third paragraph. Mr. Arrowood seconded the motion, and upon

HP. C. 8-78, Approval of Preliminary Plat, Donald G. Miller. Mr.
Raimann moved for adoption. Mr. Arrowood seconded the motion.
Zonj.ng Officer Lee advised Mr. Miller that Plan Commission
approval must be given to move the dwelling already on the property
to a lot in the proposed subdivision. The dwelling would have to
meet the zoning and building codes for that district.
Upon a roll call vote, the motion to adopt Resolution #P. C.
8-78 carried una.nimously.

Mr. Arrowood moved for adoption. Mr. Salentine seconded the motion

PLANNING CONSULTANT'S REPORTS
HAROLD DeBACK - Planning Consultant Mangiamele discussed the
drainage area throup,h the property as recommended by the city
engineer. He presented a sketch showinE possible road patterns.
Mr. DeDack was advised that the Commission would be receptive to a
sketch for this four parcel division.
DANDILION PARK - Planning Consultant Mangiamele reported that
the park in Plan No. 9 is now 3.1 acres, with access from the sub-
division's cul de sac. He felt that if access to the park is through
the subdivision, the cul de sac should be extended and a through
road created to Highway 24. A park on a street is better than having
lots facinp, on it. The Park Board will review this plan and report
ai: the next Plan Commission meeting.
Mayor Gottfried advised Mr. Masterson that the 30' planting

COMMUNICATIONS E MISCELLANEOUS - BUSINESS
SIGN ORDINANCE - A copy of a "Guide for Sign Approval" was
presented to the Commissioners for review. It was suggested that
rather than developing an ordinance, maybe the Plan Commission could
adopt guidelines for sign approval. Discussion will take place at
the next meeting.
Mayor Gottfried stated we have recej~ved a notice from the City
of New Berlin stating they are evaluating rezoning certain lands in
to Residential. They are now preparing a Land Use Plan as a
the southeast corner of the city in Sections 35 E 36, from Indusrrial
preliminary to rezoning.
ADJOURNMENT: Mrs. Kilb moved for adjournment at 9:52 P.M. Mr.
Raimann seconded the motion and the motion carried.
