0 MINUTES OF MEETING HELD OCTOBER 4, 1977
CITY HALL
Mayor Gottfried called the meeting to order at 8:OO P.M.
PRESENT: Chairman Jerome Gottfried, Richard Arrowood, Ald. Ed
Dumke, Laura Kilb, Fred Lavey and Wayne Salentine. Planning Con-
sultant Mangiamele and Zoning Officer Lee were also present.
ABSENT: Secretary Edward Raimann
MINUTES: The minutes of the previous meeting of September 20, 1977,
were approved as mailed.
NEW BUSINESS:
DONALD G. MILLER - The Recording Secretary read Resolution
#P. C. 146-77, Referral to Planning Consultant, Sketch for Land
Division and Petition for Zoning Change, Donald G. Miller. Mr.
Lavey moved for adoption, Mr. Arrowood seconded the motion, and
upon a roll call vote the motion carried unanimously.
WAYNE PETERSON - The Recording Secretary read Resolution
#P. C. 147-77, Approval of Certified Survey Map, Wayne Peterson.
Mrs. Kilb moved for adoption. Mr. Salentine seconded the motion,
and upon a roll call vote the motion carried unanimously. 0

Salentine moved for adoption. Mr. Lavey seconded the motion.

the commission at the next meeting and it shows the location of
Valley Drive Extended in a different location.

HOLIDAY PARK - Planning Consultant Mangiamele presented his
report dated October 4, 1977 regarding the proposed subdivision,
Holiday Park. He will present a more comprehensive report at the
November 1st meeting.

John Paul Property - Proposed Layout sketch
The proposed layout is for an unusual parcel of land that
requires the use of a cul-du-sac that is in excess of the maxium length
permitted in the subdivision ordinance of the City of bskego. In order
to accommodate a less dense development and to permit a cul-du-sac of
this length, the planner recommends that the frontage of the smaller lots
be increased in average width by reducing the subdivision total to 28 or
29 lots. This would both reduce the effect of the longer cul-du-sac and
improve the lot arrangement and lot shapes.

Proposed Subdivision - Holiday Park
The planner has reviewed the proposed land division in relation
to the site and other mapped information. Because of the soil and near-
surface water conditions of the parcel and because of the need to coordin-
recommends that an extensive development study be undertaken for this pur-

Sketch for Land Division - John Stender
The proposed land disvision is a fragment of land that is at
the present time undeveloped. A road of this length even with a cul-du-sac
would not conform to the subdivision ordinance. It is therefore necessary
that a study be presented indicating the manner in which a road system
could be developed to coordinate the surrounding area. This sketch-type
proposal could be provided by the developer for the commission's review or
prepared by the planner. It is suggested that the developer prepare the

George Kostka property land division - Kastello Builders
The proposed division is the continuation of an undesirable practice
of giving lot access to a collector road rather than an interial street as
in attached suggestion "A" . Furthermore the proposed division ignors the need
for a 30' dedication along the north of the property. It is feasible to
approve a proposed land division as in suggestion "A" with a street dedication.
It is however the planner's opinion that a total review of the whole 0
Wentland Drive be completed before further land division be permitted in this
neighborhood between Hillendale and Gold Drive and between School Drive and
area, because of the changing conditions in the area as well as the develop-
ment that has already taken place there since an earlier and,more brief review
was made and a sketch road plan was suggested.
