PCM19750204CITY OF MUSKEGO PLAN COMMISSION MINVTES OF MEETING HELD FEBRUARY 4, 1975 CITY HALL. Mayor Gottfried called the meeting to order at 8:15 P. M. PRESEm: Chairman Jerome Gottfried, Richard Arrowood, Kenneth Czaplewski, Ald. Ronald Ford, and Edward Raimann. Planning Consultant Joseph Mangiamele and Zoning Officer Gerald Lee were also present. ABSENT: Secretary Alvin Basse and Blair Dixon MINWES: The minutes of the previous meeting of January 21, 1975, were approved as mailed. OLD BUS I NES S M. F. BURAZIN CORP. - As the landscape plan was not available Approval of Landscape Plan. for review, the Commission did not consider Resolution #P. C. 1-75, TINT1 & DAEDA - It was noted by the Commission that Resolution #P. C. 4-75. Approval of Sketch for Land Division. is on the floor. however, action'was deferred at the last meeting in order that the- owners of the property could be contacted. Mayor Gottfried advised that he had discussed with their attorney, Jack Radtke, the possibility of a higher density on the east side of Lannon Drive in exchange for open space on the lake or outright purchase of the property by the city; that state funds are available to aid the city in the purchase of the property but that it would take several months to obtain such aids. In accordance with the city attorney's opinion of November 18, 1974, it was the Commission's decision that action must be taken on ments for this RS-3 OLR District and upon a roll call vote the motion the sketch submitted as the proposed parcels meet the zoning require- to adopt Resolution #P. Mr. Arrowood seconded the motion and the motion carried upon a voice vote. OLEINIK PRELIMINARY PLAT - The Recording Secretary read Resolution #P. C. 12-75. Recommendation of ADDrOVal for Preliminary Plat . & ASSOC., reviewed for the Commission a neighborhood sketch plan Mr. Robert Gunnerman, representative of Hoffmann, Polzin, Becker will extend into adjacent properties for a future traffic circulation indicating how the temporary cul-de-sacs in this proposed subdivision system. He also reviewed the drainage patterns of the area and a drainage plan which had been prepared for the Town of Vernon. Arrowood seconded the motion. last paragraph: “THEREFORE BE IT RESOLVED that the Plan Commission of the City of Muskego does hereby approve the preliminary plat for layout and design and recommends to the Common Council approval of the preliminary plat of lands owned by George Oleinik in the Town of Vernon.” Mr. Czaplewski seconded the motion and the motion carried upon a voice vote. The motion to adopt Resolution #P. C. 12-75 As Amended carried unanimously upon a roll call vote. COMMUNICATIONS & MISCELLANEOUS BUSINESS .. Mr. Czaplewski moved to adopt Resolution #P. C. 12-75. Mr. Ald. Ford moved to amend Resolution #P. C. 12-75 to read in the WILDFLOWER PLANNED DEVELOPMENT - Planning Consultant Mangiamele reviewed a revised plan for Wildflower planned development near the northwest corner of‘ Racine Avenue and Highway 24 which had been prepared by Shepherd, Legan, Aldrian, Ltd., January loth, 1975. He pointed out that this plan incorporates some of the changes proposed by the Commission. During discussion the Commission suggested the following revisions: to the east rather than through the Richdorf Drive drainage channel. 1. Drainage for the impoundment pond through the Schaefer property 2. Fewer lots in the wooded area. 3. Extension of the parkway to Hillendale. 4. Possible relocation of the parkway to act as a buffer between 5.
