MINWES OF MEETING HELD JANUARY 7, 1975

Mayor Gottfried called the meeting to order at 8:13 P. M.
PRESENT: Chairman Jerome Gottfried, Secretary Alvin Basse, Kenneth
Czaplewski, Blair Dixon, Ald. Ronald Ford and Edward Raimann.
Planning Consultant Joseph Mangiamele and Zoning Officer Gerald Lee
were also present.
ABSENT: Richard Arrowood
MINUTES: The minutes of the previous meeting of December 3, 1974,
were approved as mailed.

TUDOR OAKS - Rev. James Williams and Architect John Holland
appeared to advise the Commission of the progress of the Tudor Oaks
Retirement Center on McShane Road. They submitted Site Layout #3,
Plan H, prepared January 3, 1975, by Holland & Steed Architects,
which indicated a change in the SE property layout from 24 RS-1
and 4 RSE single family units to 5 RS-1 and 45 RS-3 single family
units. This plan also indicated a proposed development of thekhober
Radtke property on which the Covenant Living Center has an option.
Rev. Williams advised that they are now affiliated with the
Presbyterian Housing Program. He pointed out that there is a need
for single family homes, known as cottages, for retirees as well as
the apartment units; that the cottages would be constructed according
to the design of the younger retired couple to be lived in prior to
their entry into the apartment units; that the cottages will be on
somewhat smaller lots than originally proposed and this southeast
corner will be a little more dense; that the cottages will be owned
by the Covenant Living Center; that they will have attached garages,
however, most will not have basements; that the cottages will be
of quality construction possibly adding $25,000 to $30,000 each to
the tax roll. He further advised that the developments proposed around
the two lakes will be conventional single family homes some of which
will be occupied by children of the senior citizens; that this is
attractive to the senior citizen as it gives him a sense of belonging
