PRESENT: Chairman Jerome Gottfried, Secretary Alvin Basse, Kenneth Planning Consultant Joseph Mangiamele and Zoning Officer Gerald Lee Czaplewski, Edward Raimann, Ald. Paul Schaumberg and Donald Yahr. were also present. ABSENT: Blair Dixon MINUTES: The minutes of the previous meeting of March 20th. 1973, were approved as mailed. """"" PERSONAL APPEARANCES JIM HELING - Mr. Heling, general manager of Unitized Homes, Inc., appeared in regard to Resolution #P. C. 36-73, Approval of Temporary Sign (Information Office - Pioneer Centre). The Recording Secretary read Resolution #P. C. 36-73. Mr. Czaplewski aoved for adoption. DAVID CUNNINGHAM - HUGH McGRORTY - The Recording Secretary read It was noted by the Commission that this resolution is on the floor, however action had been deferred at the March 6th meeting pending decision by the Board of Appeals and that the Board of Appeals had granted the necessary variance to permit the division of the McGrorty April 3, 1973 Page 2 - Plan Commission property. advised that the homes will be placed on the lots facing the lake, Drive, and that at the present time there are no plans to create that access will be provided by a 25' easement extending from Lake any additional lots with access provided from the easement. these lots suggesting that a more modern design would tend to up-grade the area. Zoning Officer Lee advised that these homes are more than compatible with those homes in the immediate area. The Commission reviewed photographs of the homes in question. Ald. Schaumberg and Mr. Yahr voted "yes", Mr. Czaplewski voted "no" and the motion carried. Mayor Gottfried declared recess at 8:42 P. M. and the meeting reconvened at 8:49 P. M. Site and Operational I .. had been deferred at the last meeting to give Zoning Officer Lee Plans for Pattern Making Business, is on the-floor, however, action an opportunity to determine if this operation will be compatible with the intent of the B-2 District regulations. Mangiamele had reviewed the operation and it was their determination Zoning Officer Lee advised that he and Planning Consultant that this use would be permitted in the B-2 District as a conditional use grant. Upon a roll call vote, the motion to adopt Resolution #P. C. 32-73 was unanimously defeated. ANTON BERINGER - Mr. Beringer, W190 S7236 Lochcrest Boulevard, was present in regard to Resolution #P. C. 37-73, Recommendation of Denial for Legal Lot Status (Beringer). The Recording Secretary read Resolution #P. C. 37-73. Mr. Czaplewski moved for adoption. Mr. Yahr seconded the motion. directed to the Commission from Mr. Beringer requesting further consider- ation of this request for legal status. Mr. Beringer submitted a plat of the Hillview Farm Subdivision which indicated easement for access to his property. of the property and Ald. Schaumberg moved to defer action for two weeks. The Recording Secretary read Resolution #P. C. 39-73, Approval to Move Sign (Jerome Drugs). Mr. Raimann moved for adoption. Mr. Yahr seconded the motion. that the sign will be placed in concrete at the site of the proposed new drugstore in the shopping center and will be removed after completion of the mall which should be within one year. 39-73 carried unanimously. EVELYN SCHWEFEL - The Recording Secretary read Resolution #P. C. 42-73, Recommendation of Denial for Rezoning Property in Section 9 (Schwefel). Mr. Czaplewski moved for adoption. Ald. Schaumberg seconded the motion and upon a roll call vote the motion carried unanimously . """"_ OFFICIAL'S REPORTS KURTZE IANE - Mayor Gottfried reported that the Public Works Committee concurs with the Plan Commission's decision requesting Planning Consultant Mangiamele to determine the actual ownerships in location for the road right-of-way. the area and work with the topography to determine a realistic ARCHITECTURAL APPROVAL - (Pf"T.ON) - Zoning Officer Lee submitted for the Commission's review as Architectural Board a plan for a home to be constructed on Parcel 3 of Clarence Patton's property in Section 1 by David Seaberg, Milwaukee. He pointed out that the home is to be located with the front facing parcel 2 in order to utilize an existing driveway, that the terrain and wooded areas lend themselves to this proposed location. the Fountainwood Subdivision 50% of the house is to be of masonry, that although the Patton property is not platted in the subdivision, it is located in the subdivision. After discussion, Mr. Czaplewski moved to approve the location of this home as proposed subject to the condition that there be some ex- compatible with the houses in thearea, same to be approved by the terior, masonry treatment so that the proposed dwelling will be more building inspector. Ald. Schaumberg seconded the motion and the motion carried. Ald. Mangiamele in 1972 and which will serve as a guide in the preparation of a revised zoning map. Raimann seconded the motion. and Ald.
