PRESENT: Chairman Jerome Gottfried, Secretary Alvin Basse, Clark Consultant Joseph Mangiamele and Zoning Officer Gerald Lee were also Barry, william Chase, Edward Raimann and Ald. Paul Schaumberg. Planning present. Donald Yahr arrived at 10:35 P. M. MINUTES: The minutes of the previous meeting of September 5th, 1972, were approved as mailed. """"" PERSONAL APPEARANCES appeared and submitted for the Commission's review a proposed planned development - MusKeeGuac - for the Wallner-DeBack property on McShane was noted by the Commission that the Common Council had concurred with Road, same prepared by Paschke & Associates September 15th, 1972. It declared their intent to rezone the approximately 145 acres owned by their recommendation as indicated in Resolution #187-72 in which they Mrs. Jean Wallner and Harold DeBack from 1-2 to RSA and RS-2 with a planned development overlay if a plan is submitted acceptable to the AL EVINRUDE - Mr. Evinrude, representative of Paschke & Associates, city. Mr. Evinrude reviewed the proposed development for the Commission advising that the plan indicates 146 single family condominium units north of McShane Road around the lake and 129 single family condominium units, 40 duplex units (20 lots) and 71 single family lots south of McShane Road. He pointed out that there will be considerable expense ($30,000 to $50,000) to construct the holding tanks which will permit peak hours. Mr. Evinrude advised that they would like the city to pumping of sewage into the city's sewage treatment plants during off- 28 acre triangle which will be used for freeway construction with a consider granting this density which includes 76 units based on the 7.5 acre parcel remaining which they would give to the city for park purposes. In answer to Mr. Basse, Mayor Gottfried advised that a decision has not as yet been made by the Sewer Committee or Common Council as to whether or not the 65% limitation for development would apply in the case where holding tanks are used. Mr. Chase moved to refer this proposed planned development for Mus-Kee-Guac to Planning Consultant Mangiamele for review and recom- mendation. Mr. Barry seconded the motion and the motion carried. NORMAN THOMAS - Mr. Thomas and Attorney McMorrow, representative of Norman Thomas, appeared seeking approval of restoration plan and extractive permit for the former Gravel, Inc., site at the corner of Thomas had applied for an extractive permit June 1, 1972, and submitted Tans and Hillendale Drives. Mr. Raimann moved to approve the original preliminary plat sub- mitted for Lakeview Hills Subdivision August lst, 1972, subject to the condition that there be an acceptable method of sewering those lots which could not be reached by the municipal sewers without an ejector system, Mr. Chase seconded the motion and the motion carried. LESTER HOLZ - Mr. Holz, S79 W18997 Janesville Road, appeared and submitted for approval building, site and operational plans for reconstruction of the Holz Wheel Alignment, S79 W18997 Janesville Road, which was destroyed by the tornado July 14th, 1972. The Commission reviewed an artist's sketch of the appearance of the proposed building which had been prepared by Link,Builders, Inc. Wheel Alignment building as a basis for set'back figure, would permit ordinance, using the existing Holz residence and foundation of the Holz the building to be constructed in the area as the plan indicates. It was noted by the Commission that a similar sign was approved at the last meeting for Durham Meadows; however, action was not taken on the request for the Hale Park Meadows sign as the location plans were not available. The Commission reviewed the plan for location which indicated that it will be placed at the corner of Tess Corners Road and Hale Park Drive. seconded the motion and the motion carried. Mr. Basse PIONEER CENTRE - At the last meeting plans for entry gate, fencing, postal delivery, plantings and landscaping, recreation building, pool and garages to be constructed in the Pioneer Centre planned development were referred to Planning Consultant Mangiamele for review and recom- mendation.
