PRESENT: Mayor Jerome Gottfried, Chairman, Charles Buehler, Secretary, Alvin Basse, Willard Bertram, Ald. Robert Burgermeister, Ald. Charles Foldy, Edward Raimann and Clark Barry. Mr. Barry had been introduced prior to the previous meeting as the city's newly hired engineer. Planning Consultant Joseph Mangiamele was also present. ABSENT: Zoning Officer Gerald Lee MINUTES: The minutes of the previous meeting of February 2,.1971, were approved as mailed. """"" PERSONAL APPEARANCES appeared and submitted for the Commission's review a preliminary sketch indicating a planned development layout for approximately 25 acres of the Albert Wentland Estate property located south of Lembezeder Drive in the SE% of Section 5. It was noted by the Commission that this property has frontage on Hillendale Drive as well as Lembezeder Drive, that the existing zoning is RS-2 and that sewers are available. Mr. Foster also submitted a rezoning pro- posal which, although not indicated, would presumably be for a change in the zoning from RS-2 to RSM with an OPD overlay. The proposal also included economic consideration of multiple family development as opposed to its development residentially under the existing zoning. that they will be willing to post bond for sewer and roads, that the buildings will be sold separately and probably be owner-occupied, that the development will have a community well, that the development will be conventionally financed, that it will take approximately two to three years to complete, that the buildings will be of combination frame and masonry construction, that the density pro- posal is five units per acre. WARREN B. O'CONNOR - Mr. O'Connor, developer, appeared in Drive in Section 11. It was noted by the Commission that Mr. Cook owns Lots 51, 52 & 53, that legal status had been considered and recommended for Lot 51 at the previous meeting. Mr. Cook now advises that he had erred on lot number and that the original request should have been for Lot 53. It was also noted that this parcel, as now proposed, would lend itself present industrial status. EDNA BRUECKNER - The Commission reviewed a request from Mrs. Edna Brueckner, S69 W18004 Muskego Drive, requesting legal status for Lot 6, Block 4, Muskego Shores Subdivision. It was noted by the Commission that Mrs. Brueckner also owns Lots 2 and 3, Block 4, which abut Lot 6 along the rear property lines, that average width, that Lot 6 is approximately 6600 sq. ft. with 55' requirement for this RS-3 OED District is 11,250 sq. ft. with 75' will be compatible with other lots in the immediate area.
