PERSONAL APPEARANCES """""
ROBERT SCHAEFER - Mr. Schaefer, S79 W16291 Bay Lane Place,
appeared regarding his request for architectural approval for a
second, unattached garage structure. The Commission had deferred
action on this request at the previous meeting to give them an
opportunity to make an on-site inspection of the property in
question as well as the surrounding area.
Planning Consultant Mangiamele recommended that either the
garage structure not be allowed as it will not add to the quality
of the area inasmuch as the area is overcrowded; or that if the
Commission does permit it to be built, it should be moved closer
to the existing house on the property.

lots which are larger than this particular parcel. The Commission
considered that this area might eventually be a renewal area and
new buildings would discourage such renewal.

DAVID CUNNINGHAM - Mr. Cunningham, representative of
Northland Developers, Inc., appeared to discuss the planned
development for the 13 acres of the George Schaefer property in
Section 8. He advised that Northland Developer's contract with the

Developers.
DAVID BE1ERL.E I Mr. Beierle, agent for Harold DeBack, appeared
regarding petition submitted for amending Section 9.02 (7) C. 4 of
the Muskego Zoning Ordinance to read: "Public service yards in-
cluding school bus terminals", which will permit a school bus
terminal in an OIP overlay district as a conditional use grant. The
petition also requested a rezoning of approximately 6 acres of
property behind the Muskego Volunteer Fire Dept. sub-station from
R-1 to R-1 with an OIP overlay to allow the petitioning for a
conditional use grant to permit a school bus terminal.
lends itself to such a use because of its central location in the
city and its close proximity to the school district property to
the north. He also pointed out that the area is not highly
developed and that an additional bus terminal in the city will
provide a basis for competitive bids resulting in savings to the
taxpayers; that the change in the ordinance to allow the school bus
terminal as a conditional use grant will provide a basis for more
control by the city than if the area were rezoned to business or
industry which specifically permits transporation terminals.

Zoning Ordinance does not permit duplexes under any type of zoning.
It is my belief that duplexes could be permitted on certain lots,
provided they were kept compatible to the surrounding houses. Some
lots, mainly those on arterials or through streets, could be used
for the construction of duplexes. Further study should be made for
the desirability in the City of Muskego, thus making it easier to
explain the omission of this type construction.
