PRESENT: Mayor Jerome Gottfried, Chairman, Charles Buehler, Secretary, Alvin Basse, Willard Bertram, Ald. Robert Burgermeister, Ald. Charles Foldy, and Edward Raimann. Planning Consultant Joseph Mangiamele and Zoning Officer Lee were also present. Mr. Buehler excused himself from the meeting at 1O:OO P. M. MINUTES: The minutes of the previous meeting of August 4, 1970, were approved as mailed. """"" PERSONAL APPEARANCES DAVID CUNNINGHAM - Mr. Cunningham, developer and representative of Northland Developers, Inc., appeared to discuss the planned development proposal for 13 acres of the George Schaefer property in Section 8 presently under consideration for rezoning to RSM with OPD overlay. . ('I* this proposed planned development back to the Commission for determination of a specific ratio of one, two and three bedroom apartments and a specific area for commercial development. Mr. Cunningham advised that their studies and a recent analysis made at Allis Chalmers Mfg. Co. of salaried and shop employees indicates that the greatest need of the market is for the three bedroom units, that their lenders are in agreement with their ratio of 24 one bedroom, 24 two bedroom and 60 three bedroom units . Foldy and Dr. Mangiamele suggesting a 1/3 ratio or a 25%-35%-40% ratio, Mr. Cunningham pointed out that once the lender takes a position on a ratio for the number of units, it is difficult to change their opinion unless tfyou have a super reason". MUSKEGO LAUS COUNTRY CLUB - Mayor Gottfried advised that he had met with Mr. Frank Pancratz. reoresentative of Muskego Lakes Country Club, to discuss the coiditions proposed by Plankng Consultant Mangiamele applicable to the Conditional Use Grant #50 for the Muskego Lakes Country Club. at the condition that snowmobiling will not be permitted as it is with trails specifically for this purpose to maintain activity their intention to have active snowmobiling at the country club during the winter. Ald. Foldy expressed the opinion that it would be an ideal situation to have snowmobiling at the country club. It was the Commission's opinion that the snowmobiling operation and trails be approved by the Plan Commission to assure that the trails would not be too close to adjacent residential areas. condition that activity be avoided after 12:OO A. SALENTINE - Dr. Mangiamele reviewed a site plan which had been submitted at the previous meeting and referred to him for an accessory building to be used for reconditioning new and used cars in conjunction with the existing Salentine Sales & Service business, 14580 W. Janesville Road. It was noted by the Commission that this plan had been prepared by DeQuardo, Robinson & Crouch July 28, 1970. and advised the Commission that the building will be utilitarian in use, that it will have a one man type office, that there will be a car washing operation, and that a holding tank will be installed until the area is serviced with sewer. and Mr. Vondross pointed out that Mr. Salentine would not be receptive to moving the building behind the existing sales and service building because of the difference in floor areaelevations and because that location would interfere with the expansion of his existing building to the rear. It was the Commission's decision that the building be set back from Tess Corners Road at corner or Imme Trucking whichever is least. The commission concurred and in addition to himself, Mayor Gottfried appointed Planning Consultant Mangiamele, Zoning Officer Lee, Ald. Foldy as represent- ative for the Common Council and Ed Raimann as representative for the Plan Commission. PARKLAND PLAZA - At the previous meeting the Commission had referred the proposed planned development for Parkland Plaza to Planning Consultant Mangiamele for review, evaluation and obtaining final approval of the planned development. report.
