PERSONAL APPEARANCES
CHRIS ZILLIG - Mr. Zillig, representative of Relocation Realty,
Inc., doing business as Muskego Investment Company, appeared to
discuss their petition to amend the RSM District requirements in
Section 8.10 (2) Density, to require 3,630 sq. ft. per dwelling
unit instead of 5,000 sq. ft. to allow 12 dwelling units per acre
rather than 8.70 units per acre.
December 3, 1969, which accompanied the petition:
“Gentlemen:
the zoning ordinance of the City of Muskego, which was adopted on
October 15, 1963, and as amended, in the following respect:
To amend the RSM District requirement in Section 8.10 (2)
Density, to require 3,630 sq. ft. per dwelling unit instead of the
current 5,000 sq. ft. restriction. The effect of this amendment would
increase the density from the current 8.7 dwelling units per acre
to 12 dwelling units per acre.
ments which have a great impact on the new construction field. As
an example, we are looking at costs that have sky rocketed since our
initial request for rezoning was made in the spring of 1968, and
granted in the fall of the same year. These costs affect the im-
proving of the land to include sewer laterals, roads, grading, archi-
tectural fees, site planning and many other costs, such as landscaping
etc. In addition to the recently implemented State of Wisconsin 4%
tax on all building materials we are faced with a sky rocketing
materials costs (lumber, etc.!), and the steady rising wages of
laborers and craftsmen (plumbers, electricians, masons, etc.) due
to the fact that our development will be phased over three years,
the labor and material cost is particularly of significance. Perhaps
the greatest increase in costs of developing a parcel such as ours
has been the cost of financing. Since our original rezoning request,
interim financing discounts have doubled and the effective permanent
financing constant interest rate has risen approximately three per-
centage points.

the communities involved.
single family and multi-family developers in the State of Wisconsin.
We, along with D M Builders, are very anxious to break ground on this
project in the spring of 1970.
Due to the fact that this site is bordered on the north by
Highway 24, on the south by the Wisconsin Electric Company right-
of-way, and on the west by the new Highway Y, we feel that this area
could easily handle a density of 12 units per acre. We have been
industrial park across from the southwest portion of our land on the
lead to believe that a recommendation has been made to develop an
west side of the new Highway Y. This we feel could also be taken into
consideration at the time our request is being reviewed.

increases in construction costs, and therefore make our project
economically feasible.

was noted by the Commission that the company owned a 6 plus acre
parcel of wetland-floodplain adjacent to that which is under
consideration and which could be included in the total acreage : .
in the RSM District, thus the square footage would be sufficient
to allow the development of 12 units without a change in the text
of the zoning ordinance. It was noted by the Commission that this

space such as playground,etc.
