Secretary, Willard Bertram, Charles Buehler, Joseph Kelsenberg, PRESENT: Mayor Donald Wieselmann, Chairman, Ald. Frank Narlock, Edward Raimann and Mrs. Jean Sanders.. Plan Consultant Joseph Mangiamele and Building Inspector Lee were also present. ABSENT: Alvin Basse MINmES: Ald. Narlock moved to approve the minutes of the previous meeting of October 7, 1969, as mailed. Mr. Kelsenberg seconded the motion and the motion carried. - """"" PERSONAL APPEARANCES BRYCE STYZA - Mr. Styza, representative of Harmony Homes, Inc., appeared for a preliminary discussion of planned development for approximately 100 acres south of Highway 24 on the east side of Lannon Drive. Mr. Styza submitted an aerial view and a proposed subdivision layout for the area which indicated resi- dential single family, multiple family and Commercial development. Mr. Styza questioned the sewer capacity for the area and City Engineer Kelsenberg advised that the sewer could service 2400 people, this based on 24 persons to an acre. Mr. Styza questioned if the Commission would be receptive to the planned development concept for this area. The Commission advised Mr. Styza that he would have to submit a proposal for the area before they could indicate their feelings toward such a project. must offer an incentive such as parks, open space or a unique design which will provide for a better environment. Mr. Wallner advised that it is his intention to purchase the farm and he submitted a sketch indicating 5 three acre divisions on the west side of Parker Drive which he desires to sell as "farmettes". He requested that on the east side of Parker Drive, a 2 acre division be approved for the Emery Miller homestead and farm buildings. Plan Consultant Mangiamele concurred, advising that studies are needed to determine how the natural drainage in this area should be preserved, and to determine sewer extension to this area as well as other areas on the north side of the city. Mrs. Sanders moved to request a 30 day extension of time SAMUEL KUPEC - VALLEYWOOD FAIRWAYS - As concerns this petitlon to rezone property in Sec. 24 from residential to E-4 to permit the Kupei's to obtain a Class B Beer & Liquor License, Planner Mangiamele recommended that appropriate ./ amendments be made to the zoning ordinance and to the ordinance regulating liquor licenses so that such a license could be granted without a rezoning if the licensing committee determined that such.a use would be compatible with the surrounding area. M. to consider a request of American Menmax Corp. to build, maintain and operate a high density compactionsolidwaste disposal plant and modified sanitary landfill was reviewed by the Commission. Club had completed the planting of shrubs around the city's entrance signs.
