PRESENT: Mayor Donald Wieselmann, Chairman, Ald. Frank Narlock, Raimann and Mrs. Jean Sanders. Building Inspector Lee was also Secretary, Willard Bertram, City Engineer Joseph Kelsenberg, Ed present and Plan Consultant Russell Knetzger arrived at 8:lO P. M. ABSENT: Alvin Basse & Charles Buehler MINUTES: Mrs. Sanders moved to approve the minutes of the previous meeting of May 20, 1969, as mailed. Ald. Narlock seconded the motion and the motion carried. PERSONAL APPEARANCES """"" HOU-RAMBO REZONING - Mr. R. E. Holz, owner of property in Rambo Subdivision, Messrs. Tom and Gerald Inman of Inman Surveying and Engineering, Mr. Doyn Inman of Inman Real Estate and interested citizens were present to discuss the rezoning of a portion of the Rambo Subdivision and property owned by Mr. Holz from RS-2 to RS-3. chased property in the Rambo Subdivision Mr. Holz explained his proposal, advising that he had pur- existing, shallow lots along Muskego Drive and to extend Grove St. in order to replat through to Muskego Drive. Mr. Tom Inman presented a plan which indicated how the property proposed for rezoning by the City could be platted into lots in the RS-3 District. ended in a petition by the Common Council to rezone the property in question. He pointed out that it is his recommendation that smaller lots be located throughout Muskego because the impact of sewer and proposed water systems have increased the price of land in Muskego considerably. He also stated that in his opinion the smaller lots proposed by Mr. Holz would not reduce the value of the property in the subdivision, the smallest lot proposed being 16,700 sq. ft. Johnson, W172 S7165 Lannon Drive, and Mr. Ronald Markiewicz, S72 W17316 Schubring Drive, and Mrs. Lucille DeMart, W175 S7201 Lake Drive, spoke in opposition to the proposed rezoning because homes in the proposed RS-3 District. They also expressed concern of the smaller lot size and less square footage require,d for not received notices of the public hearing which was held April that several persons within the 300' of the area to be rezoned had 8, 1969. The Recording Secretary read the names of those persons to whom notices had been mailed. Mr. Doyn Inman suggested that perhaps a deed restriction could be placed on the subdivision which would require the 1400 square foot homes as well as other restrictive covenants the people might desire. There was discussion of the enforcement of deed restrictions and Planner Knetzger advised that the city cannot request a deed restriction and enforce it, but if the deed restriction is volun- tarily given, the City can enforce it. Mayor Wieselmann advised Mr. Letzia that the City cannot make a determination at this time, that the Commission will await a decision from a committee appointed by the school board to determine which school sites proposed on the comprehensive plan should be reserved and that the City will also await the percolation tests on the property. He questioned the price of the property and Mr. Letzia advised that Mrs. Baas is asking $1500 per acre. for two weeks. Ald. Narlock seconded the motion and the motion carried. J. SALENTINE - The Commission reviewed a request for approval of a second garage structure to be located on the E. J. Salentine property, W146 S6371 Tess Corners Dr. It was noted by the Commission that Mr. Salentine has an existing, attached garage. He would like to construct a 16 x 22', unattached garage with aluminum siding and overhead door for storage of lawn mower, bicycles, etc. The proposed garage will meet required offsets and setback. Engineer Kelsenberg seconded the motion and the motion carried. Mr. Raimann moved to approve this request as submitted. City MOTHER-IN-LAW HOUSE - The Commission reviewed again amendments which can be made to the zoning ordinance to allow houses with provisions for a mother-in-law in a single family residential area. Planner Knetzger reviewed the suggestions which the Commission had considered at the previous meeting.
