PCM19681015CITY PIAN COMMISSION CITY OF MUSKEGO MINUTES OF MEETING HELD OCTOBER 15, 1968 CITY HALL Mayor Wieselmann called the meeting to order at 8:05 P. M. PRESENT: Mayor Donald Wieselmann, Chairman, Ald. Prank Narlock, Sec'y, Alvin Basse, Charles Buehler and Mrs. Jean Sanders. Plan Consultant Russell Knetzger and Building Inspector Gerald Lee were also present. MINVTES: Mrs. Sanders moved to approve the minutes of the previous meeting of September 17, 1968, as mailed. Ald. Narlock seconded the motion and the motion carried. PERSONAL APPEAMNCES """"" PRANK PANCRATZ - Mr. Pancratz, president of Bristol Oaks Golf & Country Club, Bristol, Wis., and Surveyor James Landry, Elm Grove, appeared to discuss a proposal for a golf and country club to be located on approximately 375 acres of property in sketches of the proposed layout which would eventually include the southeast portion of the city. The Commission reviewed a motel, country club, apartment & single family residential development as well as some commercial development. advised that the first stage of development would include a 10,000 sq. ft., bi-level club house and an 18 hole golf course, that plans would be for a 27 hole course eventually, that other' recreational facilities would be snowmobiles and a swimming pool, that green fees would fluctuate with local prices, that member- ship would not be restricted, that there would be facilities for receptions, etc., and that the name of the development would be Muskego Lakes Country Club. Mr. Pancratz submitted photographs of the Bristol development for the Commission's review. Mr. Pancratz indicated that he is aware that a petition for conditional use for the golf course must be submitted to the Commission. extended an invitation to the Commission members for dinner at the Bristol Oaks Country Club in order that they could see the development proposed for Muskego, date to be determined. In answer to questions from the Commission, Mr. Pancratz Mayor Wieselmann, on behalf of Greater Milwaukee Realty, ROLAND LINCK - Mr. Linck, S73 W16582 Janesville Rd., appeared in Sec. 10 from RS-A (Attached Single Family Residence) to B-4 to discuss rezoning of approximately 1.33 acres of his property (Highway Business) to facilitate business development as permitted in the B-4 District. on his property behind the residence which was originally used for a plumbing and heating business and presently used for a fabri- cating operation, that in his opinion the B-4 zoning would be more appropriate for the property. He explained that the two story structure was built in 1953, that it is 1800 sq. ft., 26' x 36'. first floor, stone and second story, frame. Mr. Linck explained that because there is an existing building 0 a Page 2 - Plan Commission October 15, 1968 along Highway 24 to within two lots of the Linck property and that these two properties had recently been purchased by a single owner. on the Linck property, it would be her opinion that the business Common Council that the rezoning be approved as requested. Planner Knetzger stated that for this reason residential lots should not be platted on major thoroughfares and that although in his opinion the residential character could be reserved and the neighborhood in question is both residential and commercial, strengthened. the owner of the two properties between the Linck property and the existing B-4 District can be contacted to determine his reaction to this proposed rezoning. Mr. Buehler seconded the motion and the motion carried. It was noted by the Commission that the area proposed for rezoning was not included within the boundaries of the sewer. It was noted by the Commission that a land divi- sion proposal for this property had been denied by the Commission March 19, 1968, because of a parkway proposed along the creek bed in the comprehensive plan which crosses the Millard property.
