THESE INCLUDED PLOT PLAN, FOUNDATION PLAN, GROUND FLOOR PLANS (I,NDICATING A TOTAL AREA OF 21,832 SQ. FT. 1, ELEVATIONS, WALL SECTIONS, ROOF FRAMING PLAN AND ROOM FINISH SCHEDULE. DRAINA~ AND EXTERIOR LIGHTING WERE ALSO DISCUSSED. MR. SALENTINE ADVISED THAT HE DESIRED TO START BUILDING AS SOON AS POSSIBLE AS HE HAD RECENTLY SOLD HIS PRESENT FACILITY. IT WAS THE COMMISSION'S DECISION TO APPROVE THE BUILDING LOCATION AND ADVISED MR. SALENTINE THAT HE COULD BEGIN SITE PREPARATIONS PRIOR TO FINAL APPROVAL OF THE SITE PLAN. MR. CHASE MOVED TO SCHEDULE THE PUBLIC HEARING TO CON- SIDER THIS CONDITIONAL USE REQUEST FOR 7:30 P. M., DECEMBER 5, 1967. MR. BUEHLER SECONDED THE MOTION AND THE MOTION ' CARRIED UNANIMOUSLY. THE COMMISSION REVIEWED A FILE COPY OF A PRELIMINARY PLAT WHICH HAD BEEN PREPARED BY SURVEYOR CLAUDE JOHNSON FOR A PREVIOUS DIVISION OF THE TANS PROPERTY IN JANUARY, 1965. IT WAS THE COMMISSION'S OPINION TO DECLARE THIS PRELIMINARY PLAT SUFFICIENT FOR THIS DIVISION. CHASE MOVED TO GRANT PRELIMINARY APPROVAL TO THIS LAND DIVISION WITH THE CONDITIONS THAT ON THE FINAL CERTIFIED SURVEY MAP PARCELS c & D BE COMBINED TO CREATE A SINGLE PARCEL, THAT TEMPORARY ACCESS BE GRANTED TO TANS DR. SUBJECT TO PERMANENT ACCESS TO THE CUL-DE-SAC AND THAT THE NECESSARY LAND BE DEUICATED FOR THE CUL-DE-SAC. MR. BERTRAM SECONDED THE MOTION AND THE MOTION CARRIED UNANIMOUSLY. PLANNER KNETZGER POINTED OUT TO THE NIEMETZ'S THAT THEIR PROPOSED HOME COULD BE LOCATED ON THE LOT IN SUCH A MANNER THAT THE TEMPORARY ACCESS TO TANS DR. CAN BE TERMINATED AND PERMANENT ACCESS MADE TO THE CUL-DE-SAC WHEN IT IS AVAILABLE. GRAVEL. INC. - ATTORNEY JACK RADTKE APPEARED AS REPRESENTA- TIVE OF GRAVEL, INC., WHICH HAS AN EXTRACTIVE OPERATION IN THE SE$ OF SEC. 5. HE ADVISED THE COMMISSION THAT HE WAS REQUESTING WHERE RACINE AVE. WILL BE RELOCATED FOR THE REASON THAT THE WITHDRAWAL OF THEIR APPLICATION TO EXTRACT GRAVEL IN THE AREA EXACT LOCATION OF THIS PROPOSED ROAD HAS NOT AS YET BEEN DETERMINED. HE ALSO POINTED OUT THAT THE RELOCATION OF HIWAY 15 WOULD ALSO MAKE SUBSTANTIAL CHANGES IN THE AREA AND REQUESTED CONTINUING THE STATUS QUO UNTIL THESE PROJECTS HAVE PROGRESSED SUFFICIENTLY TO DETERMINE MORE ADVANTAGEOUS LAND USE. HE ALSO REQUESTED THAT SOME THOUGHT BE GIVEN TO THE CONTINUATION OF THE OPERATION OF THE ASPHALT PLANT BECAUSE OF THE NEED WHICH WILL ARISE FOR THIS PRODUCT WHEN THE ROAD RECONSTRUCTION TAKES PLACE. flR. THEY REVIEWED A PLOT PLAN WHICH HAD BEEN SUBMITTED BY MR. GLOCKNER IN OCTOBER, 1965. IT WAS THEIR OPINION THAT THE SIZE OF THE PIT HAD INCREASED SUBSTANTIALLY IN THE PAST SEVERAL YEARS. MR. BUEHLER MOVED TO REFER THE GLOCKNER ENTERPRISES TO PLAN CONSULTANT KNETZGER FOR RECOMMENDATION. MR. CHASE SECONDED THE MOTION AND THE MOTION CARRIED UNANIMOUSLY. DR. HARPSTER WONDER - THE COMMISSION REVIEWED A SITE PLAN WHICH INDICATED THE PARKING AREAS FOR THE PROPOSED PROFESSIONAL CLINIC, Wl8OS27705 RACINE AVE. FINDING SAME TO BE SATISFACTORY, ALDERMAN LENTINI MOVED TO APPROVE THIS SITE PLAN. MR. BERTRAM SECONDED THE MOTION AND THE MOTION CARRIED UNANIMOUSLY. ANNEXATION - THE RECORDING SECRETARY READ ORDINANCE #84 ANNEXING CERTAIN PROPERTY OWNED BY PAYNE & DOLAN IN THE TOWN OF VERNON TO THE CITY OF MUSKEGO. MAYOR GOTTFRIED EXPLAINED THAT A RECOMMENDATION MUST BE MADE TO THE COMMON COUNCIL ON THE PROPOSED ANNEXATION AS WELL AS TEMPORARY ZONING OF THE AREA WHICH WILL BE ANNEXED. AFTER CONSIDERABLE DISCUSSION OF HOW THIS ANNEXATION COULD BE BENEFICIAL TO THE CITY OF MUSKEGO, OBJECTIONS TO AN ENLARGED GRAVEL OPERATION IN THE CITY, AFFECTS ON RESI- MR. CHASE MOVED TO RECOMMEND APPROVAL OF THE ANNEXATION, THAT THE TEMPORARY ZONING BE CLASSIFIED AS AGRICULTURE! WITH THE EXCEPTION OF THAT AREA AS SHOWN ON THE PLAT OF VERNON AS THE JOHN KNUTOWSKI & EMIL HRIBAR PROPERTY (30+ ACRES) BE CLASSIFIED INDUSTRIAL" AND THAT THE PETITIONERS PAYNE & DOLAN BE REQUESTED TO SUBMIT A RESTORATION PLAN FOR THE MR.
