AND MAYOR GOTTFRIED ARRIVED AT 1O:OO P. M. ABSENT: CHARLES BUEHLER AND ED. RAIMANN MINUTES: ACTION WAS DEFERRED ON THE NINUTES OF THE PREVIOUS MEETING, JUNE 6, 1967, UNTIL THE NEXT NEETING. MUSKEGO-NORWAY SCHOOL BOARD MEMBERS - MR. ROBERT KREUSER,' MR. GEORGE GUHR AND MR. GEORGE VOGEL APPEARED AND SUBMITTED PETITIONS REQUESTING A CONDITIONAL USE GRANT FOR 27 ACRES IN COMMISSION'S REVIEW TOPOGRAPHIC NAPS, SITE AND OPERATIONAL SECTION 10 FOR A PUBLIC SCHOOL. THEY ALSO SUBMITTED FOR THE PLAN AND A SKETCH OF THE PROPOSED SCHOOL BUILDING WHICH HAD BEEN PREPARED MAY 11 , 1967, BY ARCHITECTS PLUNKETT, KEYMAR AND REGINATO. PLANNER KNETZGER ADVISED THAT HE HAD BEEN WORKING WITH THE ARCHITECT ON THE PLANS FOR THE PROPOSED SCHOOL AND REVIEWED HOW THE AREA WILL BE UTILIZED FOR BUILDING, PLAYGROUND AREA AND PARKING AREAS. PERTINENT INFORNATION TO BE DISCUSSED AND DETERNINED Br THE PLAN COMMISSION AND CITr ENGINEER WILL BE IF FUTURE LOTS CAN BE DIVIDED USING THE PROPOSED ROAD AS ACCESS, GRADE OF THE ROAD, AND AT WHAT LEVEL THE SEWER WILL BE WHEN THE AREA IS SEWERED. PLANNER KNETZGER SUGGESTED THAT AN 0.I.P. OVERLAY WOULD BE MORE FLEXIBLE FOR THE SCHOOL THAN A CONDITIONAL USE GRANT AND IT WAS AGREED BETWEEN THE SCHOOL BOARD NEMBERS AND THE PLAN COMMISSION THAT THE PETITIONS BE CHANGED TO A REZONING REQUEST, THUS THE COMMON COUNCIL WILL HOLD THE PUBLIC HEARING. CREATED LOTS WERE 100' IN WIDTH AND IT WAS THE COMMISSION'S OPINION THAT BECAUSE THIS AREA WILL PROBABLY BE SEWERED A REZONING MAY BECOME NECESSARY AND THAT IT WOULD BE LOGICAL TO EXTEND THE RS-1 DISTRICT FROM THE NORTH INTO THIS AREA, RS-1 DISTRICT REQUIRING 120' IN LOT WIDTH. THERE IS VERY LITTLE GOOD MATERIAL LEFT THAT CAN BE USED BY THE CITY OR STATE BUT FOR SEWER BACK FILL, GARAGES, ETC. THE OPERATOR EXPLAINED THAT BECAUSE OF THE LOCATION AND DEMAN OF DIFFERENT TYPES, RES- TORATION, SUCH AS CUTTING THE BANKS CANNOT BE DONE UNTIL THE MATERIAL IS MOVED. IN AREA B THERE IS ABOUT 2,000 YARDS OF GOOD MATERIAL LEFT THAT WILL BE REMOVED SHORTLY AND THE BANK CUT. A 3 TO '1 SLOPE WOULD BE HELD IF POSSIBLE WITHOUT REMOVING TREES. THIS BOUNDARY SEPARATES THE PLAYGROUND AND, ALTHOUGH THE SIZE IS SMALL, THE PLANTS HAVE THORNS WHICH DISCOURAGES THE CHILDREN FROM ENTERING THE PARKING AREA. THIS TYPE OF PLANTING IS USED VARITIES.
