AGENTEN, S72 Wl2487 TESS CORNERS DR., APPEARED AND SUBMITTED A PLAT OF A PROPOSED SUBDIVISION, WOODRIDGE, TO aE LOCATED IN THE SE$ OF SECTION 1, WHICH HAD BEEN PREPARED BY INMAN SURVEYING & ENGINEERING. MR. AGENTEN REQUESTED APPROVAL TO CONSTRUCT THE PROPOSED ROAD ADVISING THAT APPROVAL OF THE LOTS AS SHOWN ON THE PLAT WAS NOT NECES- SARY AT THIS TIME. IT WAS NOTED BY THE COMMISSION THAT THE NORTH-SOUTH ROAD AS SHOWN WAS AN EXTENSION OF SKYLARK LANE. MR. CHASE ASKED IF MR. AGENTEN INTENDED TO CONSTRUCT THE ENTIRE, PROPOSED ALL OR A PORTION, DEPENDING ON THE COMMISSION'S WISHES. THERE 4 ROAD SYSTEM AND MR. AGENTEN ANSWERED THAT HE WOULD CONSTRUCT WAS DISCUSSION OF THE BOULEVARD TREATMENT OF THE SOUTH PORTION OF THE ROAD. JIAYOR GOTTFRIED SUGGESTED THAT THE PLAT aE REFERRED TO THE PLAN CONSULTANT FOR RECOMMENDATION. PLANNER KNETZGER TO THE CITY ENGINEER AS WELL AS A DRAINAGE STUDY MADE. MR. RAIMANN MOVED TO REFER MR. FRANK AGENTEN'S PLAN FOR A PROPOSED ROAD IN SECTION 1 TO THE CITY PLAN CONSULTANT FOR RECOMMENDATION. MR. GUMIENY SECONDED THE MOTION AND THE ADVISED THAT PLANS AND PROFILES WOULD HAVE TO BE SUBMITTED MOTION CARRIED UNANIMOUSLY. MRS. DOROTHY BOLDT - MRS. BOLDT, sa7 ~19543 WOODS RD., APPEARED AND SUBMITTED SKETCHES OF A PROPOSED 6 ACRE LAND DIVISION FROM A TOTAL OF 60 ACRES IN THE N$, SECTION 20. IT WAS NOTED BY THE COMMISSION THAT THE FARM BUILDINGS WOULD BE INCLUDED IN THE 6 ACRE DIVISION. BUILDING INSPECTOR LEE POINTED OUT THAT OF THE 54 ACRES REMAINING THERE WOULD BE 625' FRONTAGE ON THE WEST AND ~oo'+ ON THE EAST ALONG WOODS ROAD AND THAT THERE WOULD BE NO PROBLEM IN THE DISPOSITION OF THE REMAINING LAND. RECEPTIVE TO A PRELIMINARY PLAT AND CERTIFIED SURVEY MAP. HILLENDALE REDEVELOPMENT - MRS. SYLVESTER KSOBIECH, W207 Sa144 HILLENDALE DR., APPEARED AND SUBMITTED A SKETCH OF HER PROPERTY AND THE ADJACENT VAL HALBRUCKER PROPERTY IN THE NE2 OF SECTION 10. I~Rs. KSOBIECH HAD APPEARED BEFORE THE PLAN COMMISSION NOVEMBER 1, 1966, AND PRESENTED A PLAN FOR THE REDEVELOPMENT OF PROPERTY OF SEVERAL OWNERS ALONG HILLENDALE DR. SHE ADVISED THAT THE OTHER PROPERTY OWNERS WERE NOW WILLING TO WAIT UNTIL THE AREA WAS SEWERED TO DIVIDE THEIR PROPERTIES; HOWEVER, SHE WOULD VERY MUCH LIKE TO BUILD A HOME ON THE EAST END OF HER PROPERTY WHICH WOULD FACE MUSKEGO COUNTY PARK. THE PLAN WHICH MRS. KSOBIECH NOW PRESENTED THEN VEERING SOUTHEASTERLY AND ULTIMATELY ACROSS THE HALBRUCKER PROPERTY. MRS. KSOBIECH INDICATED THAT THE HALBRUCKERS WERE IN ACCORDANCE WITH THIS ARRANGEMENT. IT WAS NOTED BY THE COMMISSION THAT THE KSOBIECH PARCEL WAS LONG (1 333.31 '1 AND INDICATED AN EASEMENT ACROSS THE WEST PORTION OF HER PROPERTY, NARROW (84.94'AcRO.S.~ THE WEST END AND 100.94 ' ACROSS THE EAST). MRS. KSOBIECH ADVISED THAT SHE HAD TAKEN PERCOLATION TESTS LAST DECEMBER, THAT THEY WERE SATISFACTORY. OR WAY, OF THE MUSKEGO ZONING ORDINANCE. PLANNER KNETZGER REVEIWED SECTION 4.07 (41, PRIVATE STREET IT WAS THE COMMISSION'S DECISION TO ADVISE MRS. KSOBIECH THAT BECAUSE THE LOTS WHICH WOULD BE CREATED WOULD NOT MEET THE ZONING REQUIREMENT FOR THAT AREA, THE REQUEST WOULD HAVE TO BE SUBMITTED TO THE COMMON COUNCIL FOR DETERMINATION OF A BUILDABLE LOT. ERVIN WHITEHOUSE - MR. WHITEHOUSE, S67 w21885 TANS DR., APPEARED SEEKING APPROVAL TO BUILD A SECOND DWELLING ON HIS 118.26 ACRE FARM IN THE SW$ OF SECTION 6 (RCE DISTRICT). MR. FLOOR AREA AND WOULD HAVE ACCESS TO TANS DR. IT WAS NOTED BY THE COMMISSION THAT AS THE HOUSE WAS SHOWN ON THE PLAN THERE WHITEHOUSE ADVISED THAT THE NEW HOME WOULD BE 1600 SQ. FT. IN WOULD BE SUFFICIENT AREA TO MAKE A LAND DIVISION WITH THE REQUIRED AREA AT A LATER TIME, AND IT WAS THEIR DECISION TO APPROVE MR. WHITEHOUSE'S PROPOSAL FOR THE ADDITIONAL HOME WITH THE CONDITION THAT SETBACKS, GRADE, ETC. ARE COMPLIED WITH. PAGE 3 - PLAN COMMISSION MARCH 21, 1967 JZROME DRUGS - HAYOR GOTTFRIED RELINQUISHED THE CHAIR TO SEC'Y CHASE DURING THE PRESENTATION OF A REVISED SIGN FOR HIS PROPOSED NEW DRUG STORE TO BE CONSTRUCTED ALONG HIWAY 24. THE PROPOSED FREE-STANDING SIGN IS TO BE 6'HIGH BY 28' LONG AND WILL STAND 22 ' HIGH. PLANNER KNETZGER EXPRESSED CONCERN AT THE SIZE AND BRIGHTNESS OF THE SIGN; HOWEVER, HAYOR GOTTFRIED ADVISED THAT THE BUILDING WILL BE SET BACK 203' FROM HIWAY 24 AND BRIGHTNESS OF THE SIGN WOULD NOT INTERFERE WITH ONCOMING TRAFFIC ON THE HIWAY. THE COMMISSION EXPRESSED CONCERN AS TO WHETHER OR NOT THE SIGN WOULD BE COMPATIBLE WITH OTHER SIGNS TO BE LOCATED IN THE PROPOSED PARKLAND PLAZA SHOPPING CENTER. IT WAS THE COMMISSION'S DECISION TO DEFER ACTION ON THE SIGN UNTIL THE NEXT MEETING. BERNARD LINDIVE~ - MR. LINDNER, W136 5'6468 SHERWOOD CT., WAS UNABLE TO APPEAR IN REGARD TO HIS PROPOSED SUBDIVISION IN THE S$ OF SECTION 3. MR. CHASE ADVISED THAT THERE WOULD BE A COMMUNICATION FORTHCOMING FROM THE flUSKEGO-~ORWAY CONSOLIDATED SCHOOL DISTRICT INDICATING THEIR FEELINGS AS TO THAT PORTION OF THE LIIVDXER PROPEATY WHICH HAS BEEN DESIGNATED ON THE COMPREHENSIVE PLAN AS A SCHOOL AND PARK SITE. PLANNER KNETZGER ADVISED THAT HE HAD SUBMITTED THE AREA WAUER'S MUSKEGO RENDERING Cos - THE COMMISSION REVIEWED THE PETITIONS AND EXHIBITS SUBMITTED BY CARL WAUER FOR AN OFFICE BUILDING AND SCALE AT THE RENDERING PLANT ON WAUER EXPANSION OF CONDITIONAL USE FOR THE PURPOSE OF CONSTRUCTING LANE IN SECTION 18. MR. BUEHLER-MOVED TO SCHEDULE THE PUBLIC HEARING FOR APRIL 18TH, 7:30 P. M. ALDERMAN LENTINI SECONDED THE MOTION AND THE MOTION CARRIED UNANIMOUSLY. ZONING CHANGE - THE RULES, LAWS & ORDINANCES COMMITTEE REFERRED BACK TO THE COMMISSION THE ORDINANCE AMENDING SEC. 8.01 (7) B WITH THE RECOMMENDATION THAT GUEST HOUSES AND EMPLOYEES QUARTERS BE INCLUDED WITH THE PROVISION THAT THEY BE SUBJECT TO APPROPAL BY THE PLAN COMMISSION. IT WAS THE COMMISSION'S DECISION TO HAVE CITY ATTORNEY HIPPENMEYER REDRAFT THE ORDINANCE IN ACCORDANCE WITH THIS RECOMMENDATION AND TO ALSO INQUIRE AS TO THE FEASIBILITY OF HAVING A MINIMUM HOUSING SIZE. THIS LAND IN ACCORDANCE WITH THE COMMISSION'S REQUEST AT THE PREVIOUS ITEETING. SATISFACTORY PERCOLATION TESTS WERE ALSO PLAT ALSO INDICATED POSSIBLE FUTURE DIVISIONS OF THE REMAINING SUBMITTED. PARKLAND PLAZA SHOPPING CENTEa - AS REGARDS THIS SHOPPING CENTER PROPOSED FOR THE CORNER OF HY 24 & LANNON DRIVE, MAYOR GOTTFRIED ADVISED THAT CITY ENGINEER RUEKERT HAS REQUESTED PLANS SHOWING THE FLOW OF WATER AND DRAINAGE PATTERNFOR THE ENTIRE AREA INCLUDING THE RESIDENTIAL AND THAT HE EXPRESSED CONCERN FOR THE AMOUNT OF WATER WHICH WILL DRAIN ACROSS LANNON DRIVE. WAS REVIEWED BY THE COMMISSION: 11 DEAR DAVE: THE SUGGESTED GEADE OF THE FIRST FLOOR FOR YOUR BUILDINGS AT PARKLAND PLAZA IS 008 FOR THE FOLLOWING REASONS: ANY GRADE LOWER THAN THIS COULD ADVERSELY AFFECT THE SURFACE WATER XUN-OFF. AN EXCESSIVE GRADE WOULD RESULT AT THE ENTRANCE DRIVE FROM HIGHWAY "24". THE APPEARANCE OF THE BUIL- DINGS WOULD BE SERIOUSLY AFFECTED. A HIGHER GRADE WOULD REQUIRE ITORE FILL UNDER THE SLAB WHICH IS UNDESIRABLE AND WOULD REQUIRE EXTENSIVE FILLING OVER THE ENTIRE SITE.
