MAYOR GOTTFRIED CALLED THE MEETING TO ORDER AT 9:lO p.
(THIS MEETING WAS HELD AT A LATER TIME BECAUSE OF THE ELECTION.
PRESENT: MAYOR JEROME J. GOTTFRIED, CHAIRMAN, WILLARD BERTRAM,
CHARLES BUEHLER, ROBERT GUMIENY, ALDERMAN S. ROBERT LENTINI,
AND ED RAIKANN. PLAN CONSULTANT RUSSELL KNETZGER AND BUILDING
INSPECTOR LEE WERE ALSO PRESENT.
ABSENT: WILLIAM F. CHASE, SEC'Y
MINUTES: THE MINUTES OF THE PREVIOUS MEETING, FEBRUARY 21,
1967, WERE APPROVED AS MAILED.
WILLIAM BOLDT ESTATE - THE COMMISSION REVIEWED A REVISED
PRELIMINARY PLAT FOR THE WILLIAM BOLDT ESTATE PROPERTY IN
THE SE; OF SECTION 2 WHICH HAD BEEN PREPARED BY WAUKESHA LAND SURVEYS, INC., MARCH 7, 1967. THIS REVISED PRELIMINARY
PLAT SHOWED THE EXISTING SEVEN 50' LOTS COMBINED TO CREATE
THREE LOTS - TWO 110' IN LOT WIDTH AND ONE 130' IN LOT
WIDTH. As THESE LOTS KEET THE ZONING ORDINANCE REQUIREKENT
FOR THE RS-2 DISTRICT AND BECAUSE THREE STANDARD LOTS ARE
BEING CREATED FROM 7 SUBSTANDARD LOTS UNDER ONE OWNERSHIP,
THIS DIVISION WILL NOT HAVE TO BE PROCESSED FURTHER THROUGH
THE PLAN COMMISSION; HOWEVER, IT WAS THE COMMISSION'S
DECISION THAT ALTON BOLDT BE ADVISED THAT IT WOULD BE IN HIS
BEST INTEREST TO PREPARE THE CERTIFIED SURVEY MAPS.
RENE IYASCH - THE COMKISSION REVIEWED A PRELIMINARY PLAT
PREPARED BY WAUKESHA LAND SURVEYS, INC., MARCH 7, 1957,
FOR A ONE ACRE LAND DIVISION FOR MR. RENE MASCH IN THE SEt
OF SECTION 11, PROPOSED LOT TO BE CREATED ON THE NORTHEAST
CORNER OF MCSHANE AND DURHAM DRIVE. BUILDING INSPECTOR LEE ADVISED THAT THERE HAD BEEN
IN FREEDOM ACRES. IT WAS NOTED BY THE COMMISSION THAT THIS
AREA WAS ZONED RS-2 WHICH REQUIRES 110' AVERAGE LOT WIDTH.
MR. BERTRAM MOVED TO GRANT TENTATIVE APPROVAL SUBJECT TO
REMAINING LAND. MR. BUEHLER SECONDED THE MOTION AND THE
SOME SOIL PROBLEMS ON THE EAST SIDE OF THE PROPOSED DIVISION
IN ACCORDANCE WITH SUGGESTION FROM PLANNER KNETZGER,
SUBMITTAL OF A SKETCH SHOWING POSSIBLE FUTURE DIVISIONS OF THE

II GENTLEMEN: IN CONNECTION WITH THE ATTACHED APPLICATION FOR A
BUILDING AND OCCUPANCY AND ZONING USE PERMIT FOR CONSTRUCTION
AND OPERATION OF AN AUTOMOBILE SERVICE STATION AT THE
SOUTHWEST CORNER OF JANESYILLE ROAD (HIGHWAY 24) AND TESS
CORNERS DRIVE, WE SUBMIT HEREWITH FORMS OF CONDITIONAL USE
GRANT AND COVENANT WITH NOTICE AND ACCEPTANCE OF CONDITIONAL
USE GRANT. THE LANGUAGE OF SUCH FORMS RECOGNIZED THE CONDITIONS
FOR SUCH GRANT AS DETERMINED BY THE CITY OF MUSKEGO PLAN COMMISSION AS SHOWN IN THE MINUTES OF ITS MEETINGS HELD ON APRIL 19, AUGUST 16 AND OCTOBER 18, 1966.
UPON COMPLETION OF THE FORM OF CONDITIONAL USE GRANT IN
SUBSTANTIALLY THE ATTACHED FORM AND UPON REQUEST BY THE
PROPER CITY OFFICERS, TEXACO, INC., WILL EXECUTE THE COTENANT,
NOTICE AND ACCEPTANCE DOCUMENT IN SUBSTANTIALLY THE ATTACHED
FORM. WITH THE ABOVE UNDERSTANDING, PLEASE ISSUE THE NECESSARY
BUILDING PERMIT AND OCCUPANCY AND ZONING USE PERMIT.

STUDY PREPARED BY NELSON & ASSOC. FEBRUARY, 1967, SHOWING
THE PROPOSED SUBDIVISION IN RELATION TO THE PROPOSED FREEWAY
ROUTE, PROPOSED EXTENSION OF OAK HILL TRAIL, PROPOSED LANNON DRIVE EXTENSION AND PROPOSED I~OORLAND ROAD EXTENSION. PLANNER KNETZGER ADVISED THAT THE FREEWAY WAS PROPOSED FOR CONSTRUCTION
THAT LANNON DRIVE WOULD BE A LOCAL PROJECT AND UP TO THE
CITY. CALHOUN ROAD AS IT WOULD RELATE TO LANNON DRIVE WAS
BEFORE 1980 AND MOORLAND ROAD EXTENSION WITHIN 5 YEARS,
DISCUSSED. LOTS WERE NOT SHOWN ON THE STUDY IN THE LINDNER SUB-
DIVISION BETWEEN OAK HILL TRAIL EXTENSION AND MARTIN DR.
COMPREHENSIVE PLAN. MR. LINDNER QUESTIONED HOW LONG THE CITY COULD HOLD THIS LAND IN RESERVATION AND MAYOR GOTTFRIED
ANBWERED THREE YEARS”. THE COMMISSION REQUESTED THAT MR. LINDNER REVIEW THIS STUDY.
AS THIS AREA IS PROPOSED FOR A SCHOOL AND PARK SITE ON THE

e PLANNER KNETZGER REQUESTED AUTHORIZATION TO SUBMIT THIS
MR. BUEHLER MOVED TO AUTHORIZE PLANNER KNETZGER TO
CONTACT THE STATE HIGHWAY COMMISSION WITH THE AREA PLATTING
STUDY AND THAT THE STUDY BE REFERRED TO THE MUSKEGO-NORWAY CONSOLIDATED SCHOOL DISTRICT. MR. GUMIENY SECONDED THE
STUDY TO THE STATE HIGHWAY COMMISSION.
MOTION AND THE MOTION CARRIED UNANIMOUSLY.
HIGHWAY Y RELOCATION - THE COMMISSION REVIEWED AN AERIAL
SHOWING THE CORRIDOR LOCATION OF RACINE AVENUE (CTH Y)
AS PROPOSED BETWEEN STH 15 AND SOUTH OF HY 24.
IN ANSWER TO A QUESTION FROM BUILDING INSPECTOR LEE, THE COMMISSION ADVISED THAT AN EXPOSED BASEMENT CAN BE CONSIDERED
IN DETERMINING REQUIRED FLOOR AREA.
