PCM19650706- PLANNING COMMISSION CITY OF MUSKEGO MINUTES OF MEETING HELD JULY 6, 1965 Mayor Gottfried called the meetingto order at 8:lO P. M. Edmund A. Budish, John Meinhardt, and Clarence Walrath. Also pre- PRESENT: Mayor Jerome Gottfried, Chairman; William F. Chase, Secly; sent were Russell Knetzger, Consultant, and Gerald Lee, Building fn- spector. ABSENT:. Willard Bertram and Charles Buehler MINUTES: The minutes of the previous meeting, June 15, 1965, were approved as mailed. BOLDT - KURTH (Division of Land, Sec. 2 & 11, Belmont Greens) Mr. Alton Boldt and Mr. Otto Kurth appeared seeking division of their lands which will create a .76 acre parcel on Durham Drive. The Commission reviewed the Certified Survey Maps submitted by Mr. Boldt and Mr. Kurth and noted that the curve of Durham Dr. actually starts more southerly than shown on the surveys. As it was shown correctly on the Preliminary Plat, the Commission did not consider that this constituted a problem. There was discussion of the possibility of draining the area involved, which includes overflow from a large pond owned by Mr. Boldt, manner would be advantageous to a larger area than if the tile were with the storm sewer. Mr. Boldt pointed out that draining in this just carried across the road. Mr. Budish moved, as seconded by Mr. Walrath, that the request for division of land be approved for Otto Kurth and Alton Boldt. Motion carried. accept the division of land for Alton Boldt as indicated on the Certified Survey Map. ALTON BOLDT - Mr. Boldt presented preliminary plan sketches for an addition to his egg plant located at S66 W14328 Janesville Road " . in Tess Corners Subdivision. zoned area for the business transacted, which is a wholesale busi- ness according to Mr. Boldt. It appeared that it was zoned OHS Overlay, but the Commission felt that a more proper zoning would be a B-3, the zoning which is just west of the egg plant. Planner Knetzger will submit a recommendation relative to proper zoning for this area at the next meeting. LEON BOURDO (S99 W20001 Parker Dr., Rezoning & Division of Land, 'Section 31, A to R-1) Mr. Leon Bourdo appeared in regard to this division and his .~ The Commission discussed if this egg plant was in a properly 0 rezoning request. The percolation tests were reviewed and approved by the Commission. It was noted that the second sheet of the Certified Survey had not been returned from Surveyor Johnson's office. (2) Leon Bourdo (cont.) The Recording Secretary read the minutes of May 18, 1965, pertai- ning to this request. Mr. Bourdo was advised by Chairman Gottfried that the Common Council would set the date for the public hearing relative to the rezoning petition and he would be advised of same. ALLEN G. BUHFUNDT (Division of Land, Section 20) his land (approx. 40 acres) on the NW corner of Henneberry Dr. and the section line. The Commission reviewed the lot "sketches" sub- mitted by Mr. Buhrandt and also an aerial photo of the area, Mr. Buhrandt advised the Commission that he intends to build on this 3 acre division and could foresee no problem relative to septic system as this is high ground. has reviewed the "sketch" and would be receptive to a Preliminary Plat and Certified Survey Map. Motion carried. Mr. Buhrandt appeared seeking approval of a 3 acre division of Mr. Chase moved, as seconded by Mr. Walrath, that the Commission WILLIAM F. Mr. Heinrich advised the Commission that there were no cottages on this 2 acres and that this area is approximately 5'001 from Heinrich Drive. It was the Commissionrs opinion that a 601 road reservation should be obtained at the time this division is approved. Mr. Chase moved, as seconded by Mr. Walrath, that the Commission has reviewed the "sketch" and would be receptive to a Preliminary Plat and Certified Survey Map inclueing a legally described easement to this property. Motion carried. In compliance with the Commissionls wishes, Mayor Gottfried advised that a letter would be directed to Mr. Heinrich requesting that he describe any additional divisions that he might request and his land. advise the Commission as to his long-range plans for the balance of r ' 'a LEE G. HESS (569 W12725 Woods Rd., Division of Land, Section 1) Mr. Hess appeared relative to this division in Section 1 and the Commission reviewed the Preliminary Plat. The Commission was concerned about the natural drainage of this area and there was discussion of getting drainage easement. It was also noted by the Commission that by moving the dividing line between the 2 acres to the east, each parcel would contain the required square footage; however, the width of each lot was not ade- quate in accordance with the Zoning Ordinance, requirement being 15Of. One lot is approximately 1201 and the other lot approximately 1001 in width according to the Preliminary Plat. " ZONING AMENDMENTS - Mayor Gottfried reported that the Rules, Laws & Ordinances Committee has reviewed the Commission's recommendations as to Zoning Amendments. He advised that one recommendation from the Commission was not agreeable with the Committee - in Sec. 3.06 (2) the Commission had recommended that the fee for a zoning change be $25.00. The Rules, Laws & Ordinances Committee voted to recommend to the Common Council the fee of $50.00. Mayor Gottfried reported that A. Schmidt, who has purchased the Nike Site on Racine Ave., is interested in the possibility of creating exclusive apartments in this area and has invited the Commission members to view the site. Mayor Gottfried. advised Planner Knetzger to review the Subdivision Control Ordinance and to make recommendation as to changes such as bonds required for roads, etc. ADJOURNMENT - Mr. Walrath moved, as seconded by Mr. Meinhardt, for adjournment and the meeting was adjourned at 11:lO P.
