MINUTES OF THE REGULAR MEETING OF THE MUSKEGO PLANNING COMMISSION HELD
ON FEBRUARY 25, 1963 AT 8:15 P.M., WITH MESSRS. SMITH, COOK, BUDISH, MACHKOYICH AND BOSTATER PRESENT. MR. UELSON, WOLF AND LEE WERE ALSO
PRESENT.
UNDER OLD BUSINESS - STATUSQUO OF PROSPECT HILLS DEVELOPMENT POSSIBLE
SUBD. CONTROL VIOLATION REVIEWED. CLERK DIRECTED TO MAKE SECOND
CONTACT CONCERNING SAME.
NEW BUSINESS - CORRESPONDENCE RECEIVED FROM THE JENSEN GORP. WAS REXD.
MESSRS. JENSEN, RAUSCH, RETZLAFF AND BECHTHOLD APPEARED INBEHALF
OF THIS REQUEST FOR REZONING APPROXIMATELY 73 ACRES OF LAND FROM
IGHT TO GENERAL INDUSTRIAL ZONING FOR THE PURPOSE OF MINING. PRO-
~ESSING PLANT TO BE LOCATED IN MUSKEGO WHILE THE CRUSHING PLANT SHALL
BE LOCATED IN VERNON. OPERATION SHALL CONSUMATE IN 10-20 YEARS WITH
POSSIBLE READY-MIX PLANT TO BE INSTALLED IN 2-3 YEARS. PLANT TO
EMPLOY APPROXIMATELY 14 MEN WITH PLANT YALUATION IN THE AMOUNT
OF ABOUT $140,000. QUESTION - COULD A BUILDING PERMIT BE ISSUED
ZONING - OPINION TO BE OBTAINED FROM ATTORNEY AS DIRECTED BY MOTION
MADE BY MR. PARES AND SECONDED BY MR. MACHKOYICH. MOTION CARRIED. PLEA WAS MADE BY THOSE PRESENT THAT HEARING BE SET FOR BOTH PLANN.

ACCORDING TO ATTORNEY RAUSCH WASHING PLANT, OFFICE AND GARAGE WILL
BE LOCATED IN MUSKEGO WHILE STONE CRUSHER TO BE LOCATED IN TOWN OF VERNON. STATE SAND & GRAVEL IS TENANT FOR APPLICANTS WHILE PAYNE
& DOLAN WILL CONDUCT PAVING BUSINESS. RECLAIMATION SHALL TAKE PLACE
WITHIN 10-20 YEARS. DURING THE OPERATION THEY WILL RESTORE PROGRESS-
IVELY SHIFTING THE OVERBURDEN FROM UNMINED AREA TO THAT OF ONE

IS PROPOSED FOR THE MUSKEGO AREA, WOULD DEFINITELY ENCOURAGE INDUSTRIAL
GROWTH. IN ANSWER TO LAST QUESTION MR. RAUSCH STATED THAT IF THEY
WERE CONTACTED REGARDING INDUSTRIAL DEVELOPMENT ON THEIR LAND AND
IT WERE ECONOMICALLY FEASIBLE TO FILL IN THEY WOULD DO SO, OR IF
OTHER LAND WERE AVAILABLE THEY WOULD MOST CERTAINLY ENCOURAGE
DEVELOPMENT. THE AREA BETWEEN THE PIPE LINE AND CROWBAR TO THE flw MIGHT BE AN IDEAL SPOT.
QUESTIONS BY BOARD - WHO WOULD ACTUALLY OWN PROPERTY, TO WHAT EXTENT
DOES PETITIONERS HAVE CONTROL OF PROPERTY, HOW DO KNUTOWSKI’S ENTER
INTO RESTORATION AND DO KNUTOWSKIS HAVE ANY PLANS TO DEVELOP INDUSTRIAL
AREA. MR. RAUSCH STATED THAT JENSEN CORP. , WOULD BECOME LESSEES
AND STATE SAND & GRAVEL - OPERATORS OR TENANTS. MR. BECHTHOLD OF PAYNE & DOLAN STATED THAT THEY WOULD BE THE FINANCIAL BACKERS
AND MAY EVENTUALLY BECOME THE SOLE OWNERS. MR. KNUTOWSKI’S ATTORNEY
