Commission was held on February 15 , 1960 at. 8:15 P. M. The
The regular monthly meeting of the Muskego Planning and Zoning
meeting was conducted and called to order by Mr. .httfried.
Board members present ueref Budish, Pares,Guhr, Lamson, Sorenson,
end Cook. Mr. White,Snpervisor, Mr. Schroeder, Bldg. Inspector,
and Mr. Ball, Planning Consultant were also present.
2he secretary read the minutes for the January 25th meeting and
the minutes were approved as read.
Mr. Watrous appeared before the commission to inquire about the
final approval of Hillendale Heights. Mr. Watrous was informed
that final approval would have to be obtained from the Town Bd.,
instead of the Planning Commission and therefore suggested that
Mr. Watrous appear before the Town Board on February 16th and
he was also reminded that a $6Q00.00 road performance bond would
have to be deposited with the town first before final acceptance.
Mr. Rexall Milam then appeared requesting permission to operate
a boat livery on Lake DeNoon. Mr. Milam was told that the status
regarding the operation of a boat livery in his particular area
still had not changed,but if he wishes to again make a request
the commission would have no choice, but to consider it. Mr.
Ball was given Mr. Milam's file for revleu and will report to
the COmmiSSiOn regarding-hi8 findings and recommendation.
The next order of business was the reading of the petition for
change in text of the Muskego Zoning Ordinance as submitted by
petitioner, Ada C. Butcher, substance of rshich was;
"So that the parcel of land described in Exhibit A, attached
hereto,can be used for general business purposes vith parking
facilities, wlth the understanding that detailed plans be submitted
for later approval prior to starting construction; also, approval
of the corner as indicated on the plat as a filling station site."
And the reasons for this petition are as follows; In addition to-
the reasons mentioned above, 80 that the parcel of-land referred

ion." Area under consideration is that part of the Ne of Section 2,
Exhibits A and B are on file with the secretary and the Public
Hearing fee has been deposited with the Town Clerk.
The present zoning band of 300 feet was discussed and it was
agreed to be rather inadequate. The proposed width would be 600
feet and the band would cover the area Lannon Drive East to the
Tom Line Road just where Local Business is presently located.
At this point Mr. Ball mentioned that their concern is planning
as a part of the completed long range study, on recommending an
Overlay Highway Use Pattern and this plan would take in approximately
600 feet and also would include occasional mapping of overlay
highway uses. The only other pestion brought up concerning
this area was the question of wet landa" and Mr. Schroder
answered in the negative. - -
!be secretary was then directed to notify Mrs. Butcher that
the Public Hearing requestin Conditional Use Status would be
set up for March 21,1960 at 8 :00 P. M. The petitioners should
at this time submit the building and site plans, plan of
verbally the hours of operation, lighting,landscape treatment,
operation and highway accesses and also be prepared to suhit
elevation, etc.
lbe next order of business was the reviewing of the second draft
of the Proposed Sign Ordinance. After discussing the proposed
ordinance in its entirety it was agreed that a final decision
of its adoption would be made just as soon as an opinion is re-
ceived from the town attorney and as soon as Mr. Schroeder has
a chance to review the ordinance. Both Mr. Ball and Mr. Qottfried
reminded the commission that this ordinance. would be adopted only
temporarily until the general study is completed and then the

unit be permitted to erect a maximum of 6 signs and said In-
stallation shall be upon the approval of the commission. Tkis
provision would include such organizations such as Lions,
Chamber of Commerce,churches, etc.
Since there was no further business Mr. Guhr made a motion, as
seconded by Mr. Cook, to adjourn at 9:20 P. M. Motion passed.
