Please remember our conversation on Friday, December 4, 1987 wherein it was determined that the signage would be installed 37 feet from the center line of Janesville Road. The cost of the sign permit is $1.00 per square foot. Application may be made at the building department for the permit. Thank you. Ly neighbor to the east is a personal residence. Because of this his land- scape is different than it would be for a commercial prcperty. The size and number of trees and shrubs totally obscures the sign for traffic from the east. 2. Several automobile collisions, Five to be exact, have occured in the past seven years directly in front of our building. I feel that a sign that does not require a side -ways glance might be safer for passengers on Janesville Road. 3. Dr. Riess and Robert Klenz Realty have placed signs at approximately the same distance from the road that I am pro- posing. 4. The sign itself, done with a style and color scheme which reflects that of the building, will be an asset rather than an eyesore for the I•.uskego Business District. 5. Three businesses that would not other- wise be in 1•Iuskego are here because I have provided space for them. Chairman Gerald Fohr called the meeting to order at 7:30 P.M. PRESENT: - Chairman Gerald Fohr, Vice Chairman Thomas Berken, Carol Nievinski, Vincent Caporali, Lloyd Erno, Peter Passick and Administrative Assistant Gene Kovacs ABSENT: - Linda Koester MINUTES: Mr. Berken moved to approve the minutes of October 22, 1987. Mr. Erno seconded and the motion carried. APPEAL 16-87 - ALBERT 'MEINEN JR. Mr. Meinen appeared before the--B—o-a—r-d to request a 738 square foot total size variance and a 36 square foot variance over the regulation which requires a detached garage to be no larger than 60% of the square footage of the residential structure for the purpose of constructing a detached storage building. Mr. Meinen would like to put up a 27' X 54' Wick building for storage. The maximum building allowable in this RS2 district (20,000 square feet) is 720 square feet. Mr.Meinen would need 120,000 square feet in lot area to accomplish this and is short approximately 1/4 of an acre to be in compliance. Mr. Meinen's lot is 101,503.5 square feet. The building Tneets the offset and setback variances. Mr. Paul Peterson stated he had no problem with the size of the building but indicated he would like the storage shed moved closer to the house so as not to block the view. Mr. Meinen stated he could probably move the building to within 75 feet of his home. APPEAL 17-87 - DAVID HOFMEISTER Dr. Hofineister appeared before the Board to request a 20 setback variance to construct a free standing sign. He indicated there are now four businesses located in the building who wish to advertise. His problem is that he is located next to a residentially zoned home and trees at this home obstruct the view of the sign. He is requesting that the sign be placed closer to the road. Mr. Erno indicated variances had been previously granted to other businesses along Janesville Road and that this request if possible should also comply to establish a uniform distance. Dr. Hofineister did not see any problem with this. The Board remained in open session. APPEAL 16-87 Mr. Erno moved to approve the appeal as submitted. Mr. Ber en seconded and the motion carried. The hardship is that the lot is oversized for the RS2 zone district standards but is only 18,496.5 square feet short of the area required to allow the applicant to constrict the proposed storage structure. APPEAL 17-87 Mr. Fohr moved to amend the appeal from a 20' variance to a 23' variance to allow uninform conformance with other signs along Janesville Road. Mr. Berken seconded and the motion carried. Mrs. Nievinski moved to approve Appeal 17-87 (as amended. Mr. Caporali seconded and the motion carried. The hardship is the additional business advertising signage needed in order to be visible from the road. In the event of future road or sidewalk expansion the sign will be the responsibility of the owner to remove or replace. ADJOURNMENT: Mrs. Nievinski moved to adjourn at 8:30 P.M.
