APPROVAL OF FINAL PLAT FOR THE QUIETWOOD CREEK EAST II SUBDIVISION
LOCATED IN THE NW ¼ OF SECTION 11 (OUTLOT 8 OF QUIETWOOD EAST)
WHEREAS, On November 18, 2004 a Final Plat of Quietwood East II Subdivision was
submitted by Carity Land Corp. for the property located in the NW ¼ of Section 11 (Outlot 8 of
Quietwood East), and
WHEREAS, On March 30, 2004 a Final Plat of Quietwood East II Subdivision was approved by
Plan Commission as per P.C. Resolution #034-2004, and
WHEREAS, The previously approved Final Plat required changes including the addition of two
lots and the changing of a lot to an outlot, and
WHEREAS, The previously approved Final Plat was never recorded, and
WHEREAS, Said plat proposes 18 lots consisting of 16 single-family lots ranging from 15,000
square feet to 24,354 square feet, and 2 outlots, and
WHEREAS, Said property is zoned RS-3 Suburban Residence District requiring a lot size of
15,000 square feet and a minimum width of 100 feet, and
WHEREAS, Said Final Plat substantially conforms to that of the Plan Commission's previously
approved Preliminary Plat, under Resolution #P.C. 067A-2002, and
WHEREAS, The 2010 Comprehensive Plan depicts this area for residential development, and this
proposal is consistent with this goal, and
WHEREAS, The Plan Commission has found that the plat is consistent with the adopted
Conservation Plan, the adopted 2003-2007 Park and Open Space Plan, and the 2010 Street
System Plan, and
WHEREAS, Said parcels will be serviced by City sewer and water from the previously platted
and approved Quietwood East Subdivision, and
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the
Common Council of an 18 lot Final Plat for the Quietwood Creek East II Subdivision, located in
the NW 1/4 of Section11.
BE IT FURTHER RESOLVED, That this approval replaces the approval previously given by
Plan Commission with P.C. Resolution #034-2004.
BE IT FURTHER RESOLVED, That Street Tree and Landscape Plans shall be approved by the
Plan Commission prior to release of Building Permits.
BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical
discrepancies as identified by the City Planning Department and City Engineers, and payment of
all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments
if applicable.
BE IT FURTHER RESOLVED, That a digital file of this Final Plat shall be submitted to the City
in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
