APPROVAL OF AN AMENDMENT TO THE BUILDING SITE AND OPERATION PLAN
FOR THE INPRO CORPORATION LOCATED IN
THE NW ¼ OF SECTION 16 AND NE ¼ OF SECTION 17 (TAX KEY NOs. 2221.001,
2221.002, 2221.003, 2221.004 and 2221.006.001 / APOLLO DRIVE)
WHEREAS, On September 29, 2004 plans were submitted by the Inpro Corporation for an
amendment to a Building, Site and Operation Plan for the Inpro property and western
bordering properties located in the NW ¼ of Section 16 and NE ¼ of Section 17 (Tax Key
Nos. 2221.001, 2221.002, 2221.003, 2221.004 and 2221.006.001 / Apollo Drive),
and
WHEREAS, Said property is zoned I-1/OPD Industrial park District with a Planned
Development Overlay District, and said use is a permitted use by right subject to Building
Site and Operation Plan approvals, and
WHEREAS, The OPD Planned Development Overlay District is specifically to allow a
decreased setback to 25 feet for the new addition that is requested, and
WHEREAS, Petitioner proposes to create a new 82,000 square-foot addition to the current
structure that will house light manufacturing, office, and gathering space, and
WHEREAS, The new addition will mimic the design of the existing structure while also
updating lighting, landscaping, and parking arrangements on the site, and said proposal
meets the bulk requirements of the Zoning Code, and
WHEREAS, The new addition will require the razing and acquiring of existing properties
and when complete will result in a one cohesive development, and
WHEREAS, The site currently consists of gravel and cement drives and various structures
that will be razed, and
WHEREAS, Building materials used on the new structure will mimic the materials used on
the existing structure consisting of split faced CMU, ribbed split CMU, tinted windows, and
overhead doors, and colors will be of greys and blues matching the original structure, and
WHEREAS, Parking is illustrated as 98 new parking stalls and the amount of parking is
more than sufficient for the needed one stall per 2 employees for an industrial use, and
WHEREAS, A photometric plan is provided depicting conformity to City standard of not
more than 0.5 foot-candles at the surrounding property lines and no lighting will hinder any
surrounding property, and
WHEREAS, Lighting consists of 11 new zero degree cutoff exterior wall bracket lights that
will be high-pressure sodium and have voltages of 277 and all lighting will be 15 feet in
height or less from grade, and
WHEREAS, One of the lights included in the design will be pole light that will not exceed
15 feet in height and will have a base of no more than 6 inches above grade, and
WHEREAS, No specific signage is proposed at this time and Plan Commission and/or
staff approval may be needed when signage is requested, and
WHEREAS, A landscape plan is depicted within the submittal and some updates are
needed as per the City Forester although the overall plan compliments the development,
and
WHEREAS, Access is provided to the site with one entrance off of Mercury Drive and two
entrances off of Apollo Drive and a safety issue may exist with the westerly most Apollo
Drive entrance, and
WHEREAS, Stormwater management will not be needed as the Engineering Department
has determined that this site will not be creating additional impervious surface.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended
Building, Site and Operation Plan for the Inpro Corporation located in the NW ¼ of Section
16 and the NE ¼ of Section 17 (Tax Key Nos. 2221.001, 2221.002, 2221.003,
2221.004 and 2221.006.001/ Apollo Drive).
BE IT FURTHER RESOLVED, That the semi-trailers shall not enter from the west, the
Apollo Drive entrance that is located closest to the intersection of Apollo Drive and
Mercury Drive, so the safety of the this intersection is not hindered.
BE IT FURTHER RESOLVED, That the property be incorporated into one tax-key prior to
occupancy of the new structure so as not to create non-conformities on the property.
BE IT FURTHER RESOLVED, That the light poles utilized on the property have a cement
base of no more than 6 inches above grade.
BE IT FURTHER RESOLVED, That no mechanicals are shown to adorn the roof and if
any are required they must be screened from view and colored to match the principal
structure.
BE IT FURTHER RESOLVED, That the landscape plan shall be enhanced according to
the comments from the City Forester and submitted for approvals prior to the release of
building permits.
BE IT FURTHER RESOLVED, That either lighting design proposed will work on the site as
long as only one design is decided upon.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspect of this plan as they relate to drainage shall be maintained
in perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this
resolution shall result in the imposition of fines of $100 per day, the initiation of legal
action, or both.
