APPROVAL OF A CONCEPTUAL REZONING FOR THE
ROUSH PROPERTY LOCATED IN THE NE 1/4 OF SECTION 34
(TAX KEY NO. 2293.996.001)
WHEREAS, On July 27, 2004 a conceptual rezoning was submitted by Michael Roush for the Roush property
located in the NE ¼ of Section 34, and
WHEREAS, Said proposal consists of approximately 2.393 acres, and proposes a conceptual rezoning from A
Agricultural to B-4 Highway Business District, and
WHEREAS, The property is currently zoned A Agricultural District, requiring a minimum lot size of 2.75 Acres and
an average minimum width of 300 feet, and
WHEREAS, The proposed rezoning of B-4 requires a minimum lot size of 60,000 square feet and an average
minimum width of 300 feet without sewer availability and the parcel meets these specifications, and
WHEREAS, The adopted 2010 Comprehensive Plan shows this area for future commercial use consistent with the
B-3 and B-4 Districts consistent with the proposed rezoning, and
WHEREAS, The area would be serviced by private sewer and water, and
WHEREAS, The owner would like to erect a single-family home on the lot consistent with the A zoning district
although is investigating the feasibility of future commercial use for the land, and
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a conceptual rezoning from A Agricultural
to B-4 Highway Business District for the Roush property located in the NE ¼ of Section 34 and will be receptive to a
full rezoning petition.
BE IT FURTHER RESOLVED, That the Plan Commission will be receptive to a rezoning that includes a specific
development plan for the lands.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of
the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the
Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not
guaranteed by this action of the Plan Commission.
