APPROVAL OF A CERTIFIED SURVEY MAP FOR THE KRAWCZYK
PROPERTY LOCATED IN THE SE ¼ OF SECTION 24
(W126 S9397 NORTH CAPE ROAD / TAX KEY NO. 2256.989)
WHEREAS, On May 25, 2004 a Certified Survey Map was submitted by Edward
Krawczyk for a two (2) lot land division located in the SE ¼ of Section 24, (Tax Key No.
2256.989/ W126 S9397 North Cape Road), and
WHEREAS, The proposed land division would create two lots with sizes of 21,875
square feet and 42,395 square feet and minimum widths of over 110 feet, and
WHEREAS, Said property is zoned RS-3 Suburban Residence District, requiring
minimum lot sizes of 15,000 square foot and average minimum widths of 100 feet, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for
medium density residential development, and this proposal is consistent with this goal,
and
WHEREAS, Said parcels will be serviced by public sanitary sewer and the newly created
Lot 1 will be serviced by public water, however Lot 2 will have the option to connect to
public water or remain under a private well, and
WHEREAS, Rights of way have been dedicated in accordance with the 2010 Street
System Plan.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified
Survey Map submitted by Edward Krawczyk for a two (2) lot land division located in the
SE ¼ of Section 24, (Tax Key No. 2256.989/ W126 S9397 North Cape Road), subject to
resolution of technical discrepancies as identified by the City Planning Department and
City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land
Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, The Frame O.H. shown on the CSM must be removed
within six (6) months of the recording of the CSM.
BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the
City in accordance with Common Council Ordinance No. 1118 and Resolution 196-
2002.
