APPROVAL OF FINAL PLAT FOR THE CANDLEWOOD CREEK ADDITION NO. 1
SUBDIVISION LOCATED IN THE NW 1/4 OF SECTION 11 (TAX KEY NOS. 2202.100
AND 2202.101)
WHEREAS, On March 10, 2004 a Final Plat of Candlewood Creek Addition No. 1 was
submitted by Towne Realty for the property located in the NW ¼ of Section 11, and
WHEREAS, Said plat proposes 27 lots, ranging from 15,012 square feet to 29,060 square feet in
size, and
WHEREAS, Said property is zoned RS-3 Suburban Residence District, said lots appear to meet
said minimum zoning requirements, and
WHEREAS, Said Final Plat substantially conforms to that of the Plan Commission's previously
approved Preliminary Plat, under Resolution #P.C. 093-2003, and
WHEREAS, The 2010 Comprehensive Plan depicts this area for residential development, and this
proposal is consistent with this goal, and
WHEREAS, The Plan Commission has found that, subject to the City’s acquisition of outlot
areas for open space purposes, the plat is consistent with the adopted Conservation Plan, the
adopted 2003-2007 Park and Open Space Plan, and the 2010 Street System Plan, and
WHEREAS, Said parcels will be serviced by City sewer and water, and utilities are required to be
extended from the Quietwood East II subdivision, which is preliminary platted, and
WHEREAS, On site and off-site outlots will accommodate on site stormwater management.
WHEREAS, The Conservation Plan depicts the wetlands, floodplain, and shoreland wetlands as a
high acquisition priority, and Outlots 6, 8, 9, 10, and 11 are dedicated to the City for said
purposes and park, open space, and access purposes, and
WHEREAS, The plat is required to provide on-site stormwater management as required by
Chapter 34, and said plans have been reviewed and approved by the Public Works Committee,
and
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the
Common Council of a 27 lot Final Plat for the Candlewood Creek Addition No. 1 Subdivision,
located in the NW 1/4 of Section 11.
BE IT FURTHER RESOLVED, That Street Tree Plans shall be approved by the Plan
Commission prior to release of Building Permits.
BE IT FURTHER RESOLVED, That this approval is subject to the approval of Quietwood East
II Subdivision to resolve utility concerns.
BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical
discrepancies as identified by the City Planning Department and City Engineers, and payment of
all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments
if applicable.
BE IT FURTHER RESOLVED, That a digital file of this Final Plat shall be submitted to the City
in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
