APPROVAL OF FINAL PLAT FOR THE QUIETWOOD CREEK EAST II SUBDIVISION
LOCATED IN THE NW ¼ OF SECTION 11 (OUTLOT 8 OF QUIETWOOD EAST)
WHEREAS, On March 2, 2004 a Final Plat of Quietwood East II Subdivision was submitted by
Carity Land Corp. for the property located in the NW ¼ of Section 11 (Outlot 8 of Quietwood
East), and
WHEREAS, Said plat proposes 15 lots consisting of 14 single-family lots ranging from 15,000
square feet to 23,985 square feet, and 1 outlot, and
WHEREAS, Said property is zoned RS-3 Suburban Residence District requiring a lot size of
15,000 square feet and a minimum width of 100 feet, and
WHEREAS, Said Final Plat substantially conforms to that of the Plan Commission's previously
approved Preliminary Plat, under Resolution #P.C. 067A-2002, and
WHEREAS, The 2010 Comprehensive Plan depicts this area for residential development, and this
proposal is consistent with this goal, and
WHEREAS, The Plan Commission has found that the plat is consistent with the adopted
Conservation Plan, the adopted 2003-2007 Park and Open Space Plan, and the 2010 Street
System Plan, and
WHEREAS, Said parcels will be serviced by City sewer and water from the previously platted
and approved Quietwood East Subdivision, and
WHEREAS, Access to the plat will be contingent upon the approval of Candlewood Creek
Addition No. 1 to the north, and
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the
Common Council of a 15 lot Final Plat for the Quietwood Creek East II Subdivision, located in
the NW 1/4 of Section11.
BE IT FURTHER RESOLVED, That Street Tree and Landscape Plans shall be approved by the
Plan Commission prior to release of Building Permits.
BE IT FURTHER RESOLVED, That this approval is subject to the approval of Candlewood
Creek Addition No. 1 Subdivision to resolve access concerns.
BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical
discrepancies as identified by the City Planning Department and City Engineers, and payment of
all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments
if applicable.
BE IT FURTHER RESOLVED, That a digital file of this Final Plat shall be submitted to the City
in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
