APPROVAL OF AN AMEDMENT TO A BUILDING SITE AND OPERATION PLAN FOR EJ
SALENTINE AUTO IN THE SW ¼ OF SECTION 2 (TAX KEY NO. 2165.973)
WHEREAS, On February 26, 2004 plans were submitted by EJ Salentine Auto (Tax Key
No. 2165.973 / Janesville Road) for an amendment to a Building, Site and Operation Plan
located in the SW ¼ of Section 2, and
WHEREAS, Said property is currently zoned B-3 General Business District, and said use
is a permitted use by right subject to Building Site and Operation Plan approvals, and
WHEREAS, Petitioner proposes to update the current lighting, landscaping, signage, and
parking arrangements on the site, and said proposal meets the bulk requirements of the
Zoning Code, and
WHEREAS, The proposal consists of an 8-foot tall, 36 square-foot sign along Janesville
Road that is 2-feet off the right-of-way line and said sign meets the requirements of the
Zoning Code, and
WHEREAS, Proposed lighting consists of 21 double bulb ninety-degree cutoff metal-halide
fixtures that will be constructed on 15-foot poles, and
WHEREAS, A photometric plan is provided that shows the bulk of the foot-candles
conforming to City requirements with the exception of the southeast corner of the parcel
where lighting exceeds the 0.5 maximum, and
WHEREAS, Landscaping and streetscaping is depicted for location only and is shown
around islands, signage, and every 50 feet along the right-of-ways, and
WHEREAS, Stormwater management will utilize the basin on the rear of the parcel, and
THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended
Building, Site and Operation Plan for EJ Salentine Auto located in the SW ¼ of Section 2
(Tax Key No. 2165.973 / Janesville Road).
BE IT FURTHER RESOLVED, That a new photometric plan be provided to the Planning
Department depicting conformity to City standards prior to the construction of approvals.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspect of this plan as they relate to drainage shall be maintained
in perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That a landscape plan shall be provided to the Planning
Department for City Forester to review prior to the completion of other approvals.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this
resolution shall result in the imposition of fines of $100 per day, the initiation of legal
action, or both.
