RECOMMENDATION OF APPROVAL OF A FINAL PLAT FOR THE LINDALE ESTATES
SUBDIVISION LOCATED IN THE SW 1/4 OF SECTION 3 (MARTIN DRIVE / PART OF
TAX KEY NO. 2169.987.001)
WHEREAS, On October 1, 2003 a final plat was submitted by GP Development for Lindale
Estates located in the SW 1/4 of Section 3, and
WHEREAS, Said plat proposes 9 lots, ranging from 20,006 square feet to 21,430 square feet in
size, and
WHEREAS, Said property is zoned RS-2 / OPD Suburban Residence District with planned
Development Overlay District, and said lots appear to meet minimum zoning requirements, and
WHEREAS, Said Final Plat substantially conforms to that of the Plan Commission's previously
approved preliminary plat, under Resolution #P.C. 067-2003, and
WHEREAS, The 2010 Comprehensive Plan depicts this area for residential development, and this
proposal is consistent with this goal, and
WHEREAS, The Plan Commission has found that the plat is consistent with the adopted
Conservation Plan, the adopted 2003-2007 Park and Open Space Plan, and the 2010 Street
System Plan, and
WHEREAS, Said parcels will be serviced by City sewer and water, and
WHEREAS, Outlot 1 will accommodate on site stormwater management.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the
Common Council of a 9 lot, Final Plat for the Lindale Estates Subdivision, located in the SW 1/4
of Section 3, subject to resolution of technical discrepancies as identified by the City Planning
Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land
Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, Access to Outlot 1 shall be provided by easement on adjoining
properties located to the west and in common ownership.
BE IT FURTHER RESOLVED, That a digital file of this Final Plat shall be submitted to the City
in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
