APPROVAL OF A BUILDING SITE AND OPERATION PLAN FOR A WIRELESS
COMMUNICATIONS FACILITY FOR WE ENERGIES ON THE ATC TRANSMISSION
COMPANY RIGHT-OF-WAY PROPERTY
(SE ¼ OF SECTION 18 / JANESVILLE ROAD)
WHEREAS, On June 29, 2003 plans were submitted by WE Energies for a Building, Site and
Operation Plan for a stealth wireless communications facility on the ATC Transmission Company
right-of-way located in the SE ¼ of Section 18, and
WHEREAS, The facility is proposed to be located on an existing transmission tower, and said
structures are exempt from the height requirements of the zoning district, and
WHEREAS, The proposed 100-foot tall monopole tower will be constructed within an existing 82-
foot lattice tower, and
WHEREAS, Wireless Communications Facilities which are proposed to be located on existing
WEPCO transmission towers and appurtenances are classified as stealth facilities and are
permitted subject to Plan Commission approval of a Building, Site and Operation Plan, and
WHEREAS, Said property is currently zoned A / OHS Agricultural District with Highway Service
Overlay District, and the use is permitted by right in the District, and
WHEREAS, Access to the site is via an existing substation driveway, and there is no conflict with
the adopted 2010 Street System Plan.
WHEREAS, Equipment cabinets are proposed to be contained within a fenced enclosure, and
WHEREAS, A landscape plan has not been submitted, and any screening would be located
within Janesville Road right-of-way in violation of Waukesha County Department of
Transportation standards.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Building, Site and
Operation Plan submitted by WE Energies for a stealth wireless communications facility on the
ATC Transmission Company right-of-way located in the SE ¼ of Section 18.
BE IT FURTHER RESOLVED, That no landscape plan shall be required.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspects of this plan as they relate to landscape areas and drainage shall
be maintained in perpetuity unless otherwise authorized by the Plan Commission.
