RESOLUTION #P.C. 086-2003
APPROVAL OF A THREE LOT CERTIFIED SURVEY MAP FOR THE LAIMON PROPERTY
LOCATED IN THE NE ¼ OF SECTION 25
(TAX KEY NO. 2257.988 / NORTH CAPE ROAD).
WHEREAS, On June 19, 2003 a Certified Survey Map was submitted by Tom Laimon for a three
(3) lot land division of property located in the NE ¼ of Section 25, and
WHEREAS, Said property is zoned RS-3 Suburban Residence District and B-4 Highway Business
District and the proposed land division would create lots with a minimum area of approximately
21,900 square feet and an average minimum width of 120 feet, and all parcels appear to meet
said minimum zoning requirements, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for medium
density residential development and commercial development, and this proposal is within this
goal, and
WHEREAS, The CSM depicts land dedications for rights-of-way in conformity with the 2010 Street
System Plan, and
WHEREAS, The CSM includes limited access to North Cape Road, and
WHEREAS, Said parcels will be serviced by public sewer and water facilities, and
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map
being submitted creating a three (3) lot land division of the Laimon property located in the NE ¼ of
Section 25 subject to resolution of technical discrepancies as identified by the City Planning
Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the
Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in
accordance with Common Council Ordinance No. 1118.
