APPROVAL OF A THREE LOT LAND DIVISION FOR THE MRED (JANESVILLE / RACINE)
ASSOCIATES LP PROPERTY LOCATED IN THE NW ¼ OF SECTION 16 AND NE ¼ OF
SECTION 17 (TAX KEY NOS. 2222.984.002, 2225.987, 2225.988, 2225.989, AND 2225.990 /
W187 S7959 RACINE AVENUE, S79 W 18905 JANESVILLE ROAD, S79 W18881 JANESVILLE
ROAD, S79 W18841 JANESVILLE ROAD, AND S79 W18863 JANESVILLE ROAD).
WHEREAS, On March 14, 2003 a Certified Survey Map was submitted by Redmond Construction
dba MRED (Janesville / Racine) Associates LP for a three (3) lot land division of property located
in the NW ¼ of Section 16 and NE ¼ of Section 17, and
WHEREAS, The proposed land division would create lots with a minimum area of approximately
55,800 square feet and an average minimum width of 175 feet, and
WHEREAS, Said property is zoned B-2 Local Service Center District, requiring a minimum lot size
of 20,000 square feet and an average minimum width of 100 feet, and parcels appear to meet
said minimum zoning requirements, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for commercial
development and this proposal is within this goal, and
WHEREAS, The CSM depicts land dedications for rights-of-way in conformity with the 2010 Street
System Plan, and
WHEREAS, The CSM includes cross access provisions and highway access restrictions as
approved by the Waukesha County Department of Transportation, and
WHEREAS, Said parcels will be serviced by public sewer and water facilities, and
WHEREAS, Parcel 1 contains on site stormwater management easements for the benefit of
Parcels 1 and 2, and Parcel 3 is exempt from stormwater management requirements.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map
being submitted creating a three (3) lot land division of the MRED (Janesville / Racine) Associates
LP property located in the NW ¼ of Section 16 and NE ¼ of Section 17 (Tax Key Nos.
2222.984.002, 2225.987, 2225.988, 2225.989, and 2225.990 / W187 S7959 Racine Avenue, S79
W18905 Janesville Road, S79 W18881 Janesville Road, S79 W18841 Janesville Road, and S79
W18863 Janesville Road) subject to resolution of technical discrepancies as identified by the City
Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3)
of the Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in
accordance with Common Council Ordinance No. 1118.
