APPROVAL OF A TWO LOT SKETCH LAND DIVISION FOR THE BOLFERT PROPERTY
LOCATED IN THE SW ¼ OF SECTION 3
(MARTING DRIVE—GREENRIDGE TRAIL / TAX KEY 2171.994)
WHEREAS, On February 4, 2003 a sketch land division was submitted by Thomas Bolfert for a
two (2) lot land division of property located in the SW ¼ of Section 3, and
WHEREAS, The proposed land division would create lots with a minimum area of approximately
96,400 square feet and an average minimum width of 171 feet, and
WHEREAS, Said property is zoned RS-1, Suburban Residence District requiring a minimum lot
size of 30,000 square feet and an average minimum width of 120 feet, and parcels appear to
meet said minimum zoning requirements, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for medium
density residential development and this proposal is within this goal, and
WHEREAS, Said parcels are located within the sewer service area, and public sewer serves
Parcel 2, and public sewer must be extended to serve Parcel 1, and
WHEREAS, The parcels are not located within a WCA District, and the parcels are served by
private well, and
WHEREAS, The adopted Conservation Plan depicts Parcel 1 for low priority management
initiatives, and
WHEREAS, The adopted 2001-2005 Park and Open Space Plan does not depict acquisition or
development within the property, and
WHEREAS, Martin Drive has ultimate width of 100-feet pursuant to the 2010 Street System Plan,
and a dedication of 50-feet from centerline is required on the Certified Survey Map, and
WHEREAS, Three existing properties currently access Greenridge Trail via a private drive, and
the Public Works Committee Policy allows a maximum of three properties to access a roadway
through private drive, and
WHEREAS, Greenridge Trail is depicted on the 2010 Street System Plan as a 60 foot wide
ultimate right-of-way, a right-of-way extension is required to the west lot line of Parcel 1 to allow
for roadway and utility extension, proper dedications will be required on the Certified Survey Map.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a sketch land division
submitted creating a two (2) lot land division of the Bolfert property located in the SW ¼ of
Section 3.
BE IT FURTHER RESOLVED, An Open Space Management plan is recommended to be
developed by the Conservation Coordinator for Parcel 1, and said plan shall be recorded at the
Waukesha County Register of Deeds concurrent with the Final CSM.
BE IT FURTHER RESOLVED, Unless Parcel 1 is combined with an adjoining parcel, thus
creating new building sites, the extension of the Greenridge Trail right-of-way will be required to
bisect the proposed Parcel 1, and the proposed Parcel 1 will in fact be two (2) parcels on the
Final CSM.
BE IT FURTHER RESOLVED, A Developer’s Agreement shall be executed prior to City signature
of the Final CSM to address public improvements.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is
only an indication of the current intent of the Plan Commission; Final submittals are subject to
future review and consideration by the Plan Commission, municipal committees of jurisdiction,
and other agencies, and approval of final plans is not guaranteed by this action of the Plan
Commission.
