RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR
A TWO (2) LOT LAND DIVISION FOR THE HOEFT PROPERTY LOCATED IN THE
NW ‘/4 OF SECTION 13

WHEREAS, A certified survey map for a two (2) lot land division was submitted by
Metropolitan Engineering, for the Hoefi property located in the NW ‘/4 of Section 13 on June 19,
1998. and
WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan
Commission’s previously approved sketch, under Resolution #P.C. 85-98, on May 19, 1998, and
WHEREAS, Said property is zoned RSE, Suburban Estate, requiring a minimum lot size
of 40,000 square feet and an average minimum width of 150 feet, and said lots appear to meet
said minimum zoning requirements, and
WHEREAS, The Land Use 2005 Plan depicts this area for low density development, and
WHEREAS, Said parcels are within the City’s sewer service area and will not access city
water, and
0 WHEREAS, Conditions of sketch approval required that approval is given for temporary
driveway to existing cul-de-sac. Driveway will be maintained at owner’s expense.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to
the Common Council of a Certified Survey Map for a two (2) lot land division in the NW ‘/I of
Section 13 of the Hoefi property subject to resolution of technical discrepancies as identified by
the City Planning Department and City Engineers, and payment of all applicable fees in Section
18.14(3) of the Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to
the City prior to City signatures being placed upon the CSM (3-112’’ diskette).
THEREFORE BE IT RESOLVED, That temporary cul-de-sac be shown on Certified
Survey Map. Driveway to Parcel I, if known, to be placed on Certified Survey Map. Note be
placed on the Certified Survey Map that maintenance of the private drive in the public right-of-
way will be the responsibility of owner. Grading and drainage plans to be submitted prior to
issuance of building permits.
